2017 eh.. Hopefully it was a pandemic thing and they've figured out the money. I'm afraid if that's what it looked like in 2017,. we will be left with scaled down, parkade blank walls like Stradbrook.

Fort Rouge thing definitely needs the townhouses to fit with the rest of townhouses in the development.

Also general comment. The Yard development seems like a huge bust for TOD. Mostly 2 storey townhouses with large parking lots. The part at the north end is a little better. But still.

The townhomes were removed from the Stradbrook development because the City required more parking spaces per unit than the original proposal allotted for. Can blame the City for that outcome, not value engineering.

Directly across the street from the transit station, they needed more parking?!

Okay, looking back on DMIS, it also looks like the proponent promised that they would "conceal the view" of the parkade with a "coloured art feature wall".



The "coloured art feature wall" is apparently the grey metal slats attached to the side of the parkade.

I mean, it's clear that the city doesn't hold anyone accountable for what they propose in terms of materials or finishes.

Anyone know what's going on at the old Schmeeiders plant at the corner of Panet and Warman? There are massive precaut concrete walls for sure. 30 feet high being installed surrounding the existing parking lot. that plant has been empty for years. If not a decade. I believe I heard a one time, Cannabis growing. But I don't know if that's still the case.

The cannabis plant closed down in July 2021 and left an expansion half complete. Last I heard the old plant had been bought by Future Transfer Company which is a company that packages and distributes herbicides.

I think the new tilt up wall section on the old staff parking lot is a warehouse / shipping area but it may be more production area.

interesting, thanks for that! google tells me they have 3 Winnipeg sites so maybe doing some consolidation. the cement walls are huge which makes sense if dealing w chemicals, cant just use an ordinary steel structure.

Sorry, I was a little mistaken. Wardlow identified the reason in another thread. It was because of a caveat that the winter club put in the sale of the property that required a certain # of parking spaces per unit. So it wasn't the Cities fault.

No that one got cancelled I believe and was located over by the bridge (didn’t the MB board cancel it over NIMBY shit)? I think this one is a separate one. I’m saying this based off someone else’s recent post here somewhere, can’t remember who said it.
