Working artist flats or home office type buildout might work. Grandville Island in Vancouver does a good job of this. Small business mixed with housing that doesnt look like housing. Basically flex space. I agree that this shouldnt be traditional housing buildings.

Thinking about this from a long-term perspective, what's wrong with mixed uses in the Central Eastside? Residents and delivery rigs don't coexist well... but warehouses aren't the industrial use that has a future in this part of the city. Tech and some light manufacturing, yes. So why can't we establish some sort of industrial protection zone around the area that allows apartments on the upper stories of new development, provided the total square footage devoted to industrial uses increases as well, or at least remains equal?

[Edit: just had a look at this article.] So it looks like that's actually kind of what the city is proposing:

Unless I'm missing something, this last category seems intended to destroy light manufacturing in the neighborhood. Why is it necessary? Why not just make it 'GENERAL INDUSTRIAL', which allows office-type uses on the upper stories?

I don't think these blank lots owned by OMSI are beholden to the trend elsewhere in CEID. The housing is needed at that nexus for the MAX orange line and streetcar. Its ripe for housing and low car living.

I just imagine that MAX platform being pretty lonely and dark at 9PM if there isn't any housing around. I agree with PDXDENSITY, we take full advantage of having a MAX station there. This area is separate from the rest of the CEID anyway and the land - do I have to point out that it's waterfront property? - has potential to be another (more successful) SOWA if the city lets it. That said, it should definitely be a mix. I'd love to see PCC expand their facilities there (which might be a good way of keeping the area active at night, if the city is dead set on not having residential).

Meh, I'm fine either way on this housing issue. I agree that this side will be developed with mostly office/tech in the near term. Housing will follow to a certain degree. The new bridge will allow OMSI area residents to easily access jobs and amenities on the west side, though there's just as much on the east side beginning about 10 blocks east of there.

The Dumbbell has come back to life. On the Design Commission agenda for June 18th:

Each building is proposed to be approximately 77’ in height, of wood frame construction, open floor plan work space over a one-story concrete podium containing retail spaces, lobby, building services and long-term bike parking (39 spaces). No on-site parking or loading is proposed.
I'm glad to see they've eliminated the parking. It might now result in some usable retail spaces at the ground floor.

Cavenaugh said they only included parking because the lender forced them to in order to get a loan. They must have convinced the bank it would be successful without. Glad to hear it.

Fair-Haired Dumbbell is going to be an icon. Its so freaking weird. PDX is going to love it. Talk about a fast change. The entire east end of Burnside is going to be completely transformed by next year. Absolutely Amazing.

I am really excited about all the changes going on with Lower Burnside, that area is going to develop such a unique district and skyline.

I was wondering what was up with this project. I can't wait for that area to start to come to life. It has a ton of potential- transit connectivity, central, but it needs some momentum.
