We need to invest in more things like that, even if they are not 'green' tech.
Anything that was thoroughly planned and thought out once is not that hard to be revived. The bottom line is that the economics have to work.

That looks really nice. I really like all the green space in it. That would get my thumbs up for just about anywhere really.

Irving can't be happy about all this publicity, it'll only make land values go up and up. Same thing happened with the original Disneyworld, the first pieces of land were purchased at like $20 an acre, but the plans leaked out and the price rose to $500/acre.

Hope this passes it seems the people in that area would love more shopping, and if they build it even close to the design plans it will look more homely, and less concrete, and steal commercial prefab looking things... The entire plan looks like a great concept specially since they plan on having lots of green space around it...

I did notice something are the purple lines to point out where all the plots of land are since they would be using 9 separate plots for this one development.

Very true....I had heard that everything was planned and ready but with the crash in 08 everything was just "put on a shelf". Nows the time to blow the dust off and get shovels in the ground!

I would be very shocked to see Irving go ahead with a second refinery, but I can see the land be utilized for a coker unit which would be used as an upstream feed stock for the refinery we know and love today. The current refinery set up can not take the crude which will be flowing in the pipeline in its original form, unless the coker is in place.

Another huge reason that the second refinery would be a long shot is simple economics. As rich as the Irving empire is, they can not build a 10 to 15 Billion dollar refinery on their own, but a coker is much cheaper 1 to 2 Billion to build and well within their purchasing power.

In any case, I always chuckle when Irving starts to buy land as the rumours grow as fast as the weeds on my lawn do. One can hope that I am wrong on the second refinery, but Im trying to be realistic. Albeit, the pipeline WILL change things once it gets here!

There's been no confirmation from anyone of any repute about a second refinery. The only people mentioning this are the people whose land is being bought in Red Head as cited in the CBC article. Hardly quality sources. The quote in the article is literally:

Get a grip, guys. Wouldn't you try to peddle this sort of rumour if you lead a community agency whose sole purpose was to fight economic development in an area that's directly next to North America's second largest refinery?

In typical SJ fashion we like to take a sourceless rumour, pretend it's gospel, and then blame everyone and get all defeatist when it doesn't come to fruition.

I dont think anyone on here is too upset at the idea of another refinery, if that was the case.

Sure those groups that live in Red Head are all up in arms and spreading propaganda to help their cause.

The bottom line is, jobs are made here by this sort of stuff and it helps the economy and it will help keep people in the region. Not to mention people in the area selling their land are making one hell of a healthy profit and can use that money to move/build somewhere with less risk that they claim these refineries have.

Doesn't seem like anyone has lost their "Grip" to me, perhaps I missed something but it just looks like a conversation about the possibilities.

SJTOKO… Not sure how to read this, they are digging a small hole (perspective) in an interesting place?? Things that make you go hmmmm??

Land is being purchased for an expanded tank farm.
The good thing in this is that it makes the pipeline seem like a done deal.

I have no idea if this is true or not but I was speaking to someone who apparently is "in the know" and he said Irving is actively looking for a partner to build the 2nd refinery. He also said that this along with a Coker and resin plant are on the agenda. I didn't question him too much but I there a need for a Coker if a second refinery is actually built? I'm not in the industry so have limited understanding of all of this.

That seems most likely.

Here's some copy from the Energy East website:

the planned starting point is a new tank terminal in Hardisty, Alta. Three other new terminals will be built along the pipeline’s route: One in Saskatchewan, *one in the Québec City area and another in the Saint John, N.B., area. *The terminals in the Québec City and Saint John areas will include facilities for marine tanker loading.

So it should also include land for a marine loading facility - at least initially.

t looks ike the completion date is Q4/2018 right now.

As mentioned, no second refinery.
However, there will be some upgrades to handle the crude coming from the pipeline.
Some good news will be announced for Saint John soon.

Man....whole lot of ideas in my head lately. =P

I got to thinking recently, about how one piece of Saint John could be made safer.

It's the part below...



Now, I understand that it does run through the Bowlarama property, however, what if, instead of that dirt path that runs down the hill, there was an indoor pedestrian structure that had both stairs and a passenger elevator in it, to make getting to Lancaster Mall's library entrance an easier task?

A tunnel/indoor bridge that's kind of like this, minus those kinds of train tracks in this pic...



I think it'd look pretty good. =)

What do you all think?
