I'm wow'd by this. Far be it for me to put my Wizened hat on, but this is the sort of stuff that separates us from the big boys. (Or maybe I'm grumpy because I just got off a conference call and I google mapped the other guy's office address - at 55th and 7th in NYC - and then remembered where I'm sitting.) Sigh.

They wouldn't even let us build a parking garage over our measly 8 tracks, whereas Toronto get to place a huge podium with large towers over their 15 or 16 tracks. This is pretty awesome development, filling in airspace which is basically dead right now. It really is a different league at this point, but still fun to look at the what-ifs.

Yeh they are a big boy with over 3 million people in the city proper and 6 mil in their metro. If we were that big with the same amount of financial clout, then yes i'd be very disappointed by what's going on at DUS. For now, I'm pleased.

So I was looking at the Capital Improvements plan and this is on it:

14th Street Plaza $15,000,000

Did we talk about this before? Did we ever figure out what lot the city wanted to buy?

Parks — Basic Project Information

Description

This project includes the development of a new downtown park across from the Colorado Convention Center on
14th Street. In order to develop the new downtown park, the acquisition and retrofit of an adjacent building is
required. The development of the 14th Street Plaza supports the vision of the Downtown Master Plan and also
promotes new business and residential development downtown which is consistent with the Downtown Urban
Renewal Plan.

Sounds like a great place for a building....and there are already two parks on the other side of the CCC...

A building permit application for 1401 Lawrence was submitted to the City today.

BTW, it is now listed as 22 stories, 306,000 square feet and 304 feet tall.

So we will have 1401 Lawrence and 1144 15th under construction at the same time (hopefully). That would mean 1,000,000 square feet of space added in two blocks!

Hmmm so one story taller?

I wonder if they are still going with the most recent design we have seen, or something new.

If that's the case, then the equivalent of two Republic Plazas will have been built DT since 2012. That's not even all of the projects that are proposed such as Z-Block, 16th and Chestnut, T2, etc.

they could easily be configured to meet a need...under the aliens maybe.

my larger point is that it is a bad idea to purchase valuable land across from the convention center and use it for essentially nothing - it shows that the city has its priorities out of whack.

worse yet, it has them thinking horizontally rather than vertically - if they want to be smart, use part of the roof of the convention center for greenspace with a cool perspective / view. i gaurantee it will be less than $18mm to do it.

I thought it wasn't really a plaza and was more like convention center outdoor flex space disguised as a plaza?

That's really what it is and why they wanted it across the street from the Convention Center at the front entrance. It will end up being a hard-scaped area for outdoor convention exhibits. Maybe Cat will bring in 797F Haul truck for the SME Convention. That would be pretty damn sweet. Putting it on the roof of the convention center would be even sweeter, but that would take one hell of a crane.

It's good that there's money set aside for a new downtown public space, but don't count on it being at that location.
