Interestingly the two City of Philadelphia interfaces tend to display differing dates for the same permits. Atlas shows this as issued last Friday 11/19, while eclipse has the date as 11/20. The Friday date is more likely correct.

Wow this and the 300 footer on 22nd street might be going up at the same time. With 2222 Market, this part of CC is absolutely rolling

Kinda wild to me that with this building and the Trader Joe's parking lot building will add over 600+ apartment units to the area...yet there's no ground floor retail in either? Like, not even space for a coffee shop/bakery? And with the two additional River Walk towers next door, there's only just the Giant.

Yes I did looked at both Atlas and Eclipse and totally overlooked the date within Atlas. Additionally, you're right, more than likely that permit was issued on 11/19, as the 33 N. 22nd St. permit was also issued on 11/19 as well.

You’re telling me that no one in these towers is going to the dive bar next to 2222 Market???

In all seriousness, I’m fairly sure that the corner lot next door is owned by the 2222 developers, so I imagine that will be some more retail for the area.

It appears to be soil samples. The company conducting them is called Environmental Field Services.

I would imagine PMC is ready for their next large project now that River Walk is nearly finished.

This is also one of my favorite residential proposals, I love the curves.

Some additional info:

According to the website, only a 75,000 sq. ft. lease is required to break ground. 75K isn't that large of an ask. With the dearth of wet lab space, I wonder if a tenant/multiple tenants have committed to leasing up to the aforementioned amount of square footage.

Is this an office building? Or partial office (lab) and residential? I always thought residential.

Can’t wait for this project. It’ll do a lot to make the area under the train tracks on 23rd between Market and the Giant feel less empty/sketch at night. I’ve never had a problem there but it always gives me weird vibes walking through.

Went through CDR last year, and building permits were issued 11/19.
