Why? Has it paused construction? Was supposed to be done in summer 2024. The property is owned by the investors group real property fund and i'm pretty sure the fund is building the tower as well.

Right, I would just expect more work to be done by now if the property is indeed opening summer 2024

I also noticed a number of condo projects on Saint Marys Road have just been abandoned like the one at riel and Saint Marys, and Britannica and Saint Marys to name a few.

There's one at pipeline and templeton that they dug out for the underground parking and its been sitting at that stage for well over a year.

That one is and Ironclad Developments project, though I have heard that they are pausing all development in Winnipeg and focusing on other markets, presumably more profitable markets.

The Riel/St Mary's project had people actively working on it yesterday when I went past...the Britannica/St Mary's is two sites, one has nothing more than a billboard and the other has the foundation but yeah progress has been extremely slow.

The changes on St Mary's the past 10 years have been pretty substantial but after these buildings are built up that's pretty well the end of available lots on St Mary's to build large buildings, and it'll probably be limited to the 3 story 6-8 unit infill that are popping up everywhere.

There is a nice little strip of density along Peguis Street, but it is surrounded by a ton of SFH, I really wish some of those buildings along Peguis had incorporated CRUs.

All that sprawl hurts my eyes.

They missed out on adding bike lanes to Transcona BLVD even though there is a stupid amount of space to add some. It would’ve connected to Peguis and Transcona Trail so well.

Also, do we just not plant trees anymore in these new subdivisions?

Hi everyone,

I'm from YIMBY Winnipeg and we need your help getting City Hall to approve the proposed building at 174 Provencher Blvd. The proposed building would be 4 stories high and would contain 45 residential units plus two commercial units. It would be located only 1.5 blocks away from the Provencher Bridge and would help make Provencher Blvd a more desirable place to live/visit. The site is currently a large gravel parking lot.

Here's a video we made about the project:
https://www.youtube.com/watch?v=7S2Pa-Lpozk

The project was approved back in May but has since been appealed by a nearby business owner. You can read the appeal here (scroll to the bottom):
https://clkapps.winnipeg.ca/DMIS/Vie...ac/2023/a23895

You can support the project by submitting your comments to the City of Winnipeg using the link below:
https://legacy.winnipeg.ca/shared/ma...on/contact.asp

All comments must be submitted by 12:00 pm on July 10th. When you register as a delegate, select "Other" for the committee you want to address and type in "Appeal Committee." The relevant agenda item is:

Appeal - Variance - 174 Provencher Boulevard - DAV 197719A/2021C

You don't have to write anything fancy. Just say that you support the project and would like the Appeals Committee to approve it. This project would make a great addition to the main commercial stretch of Provencher Blvd!

Wow, what is up with these people making the appeal. This looks like a great project for the area, especially considering it looks like a dirt lot right now. Will write to the city in support!

Unfortunatley it only takes 1 person in a city of 750,000 people to write an appeal. Because of this, almost every infill project gets appealed. That's why YIMBY Winnipeg has been to get people together to support quality infill projects like this one. Thanks very much for writing in your support!

Keep the pressure on let’s go. I remember that when the last development was proposed this local business owner objected because it would cover that business’ sign. This would get appealed even if it could be built as of right. Crazy. Hope this goes through!

Sincerely though, can someone chime in on the concern about snow loads?

So oppose a development that likely means more business for your shop? What a dunce.
