yes I recently saw something on Curbed about rents in NY and low vacancy rates. I think the median apartment rent in Manhattan was approaching 4k and it was well over 3k in Brooklyn. The article said the price pressure is worst at the lower end because thats all people can hope to afford but the high demand means smaller units are increasing in price faster than the overall market. I think 1BR average in Manhattan was around $2700
I don't know a single person whose rent is that low in a 1 bedroom unless they're in Harlem or 95 and in a rent controlled unit.
1 bedrooms typically start at $3600.
I have a friend who just rented a studio in a nice but generic prewar building for $3450. In Manhattan.
Someone is making a ton of money just from docking fees at the current location. Whoever owns that piece of the pier should let this Ship dock for free. It's not like another ship will takes it place. In any case, I hope they find a way to keep this thing here and turn it into a business enterprise. My feeling is that they keep throwing good money after bad.
You should see what they did to cheesesteaks out there, if you could even find something like one. It was a culinary act of war (e.g. with cream cheese on french bread).

Developers are hoping to build a 5-story apartment building with a ground-floor restaurant on a vacant, triangular property at the intersection of East Passyunk Avenue, 6th and Christian streets in Bella Vista.
Neighbors spent years trying to get the property dedicated as a park. The property’s owner, Stuart Schlaffman, had previously allowed neighbors to clean up the property and plant flowers and shrubs there, though he says that he’s always intended to sell it. The Redevelopment Authority briefly made moves to try to acquire the property from Schlaffman, who also owns Condom Kingdom on South Street, but those plans were never realized.

Convention Center snags big BIO convention for return event in 2019

The biotech industry convention that brought nearly 16,000 biotech professionals to Philadelphia in June will be back in 2019 - a major business win for the city's hospitality industry and the Pennsylvania Convention Center.
The Biotechnology Industry Organization's BIO International convention is expected to fill more than 27,000 total hotel-room nights and generate more than $41 million for the region upon its return.
"My experience was nothing but positive," said Scott Whitaker, BIO convention president, describing BIO's show in June.
The organization had hosted a convention in Philadelphia in 2005, but "we needed to have the Convention Center expanded" before BIO could return, said Fritz Bittenbender, executive vice president of the trade association.
"Their decision to rebook Philadelphia . . . within mere months of hosting one of their most successful conventions here speaks volumes about their experience and solidifies Philadelphia's standing as a major player within the global convention industry," said Jack Ferguson, outgoing chief executive of the Philadelphia Convention and Visitors Bureau.
^That's the convention that booked all the hotel rooms PRIDE weekend! Ended up a few rooms became avail the Sun night of PRIDE, but Sat night you could. not. get. a room. Hopefully there will be significantly more inventory by then, beyond what has already been announced.
Choice Hotels to build hotel near Broad and Locust

Yes, the renderings are indeed legitimate, or at least they were, a spokesperson for Southern Land Company confirmed with Property. However, they are no longer accurate and are out of date.
"We have been meeting with neighborhood stakeholders over the last several months to obtain their input and are updating the renderings accordingly," wrote Rebecca Divine in a follow up email. "We will release the latest and greatest within the next two weeks. We are excited be a part of Rittenhouse Square and Philadelphia and look forward to sharing our plans with the community."

This has all been covered on the thread for this project. Developer saying they're outdated is a little bit of an exaggerated title PhillyMag. Rather the renderings have been tweaked and updated after meeting with the neighborhood groups.

Maybe. We'll see what happens. They can easily build a 400 footer in a year and a half. Depends when they start work. 2017 may be an aggressive opening date no matter the height.
Cambria isn't all that high end of a brand so I'm not expecting anything too grand but should be a BIG improvement over the garage. I figure it won't be as nearly as nice looking as the sls (God willing that project gets built)
What's interesting is generally ground up hotels aren't built in CC philly without public subsidy... Wonder if this will buck that trend or if there's more going on
