I was wondering what happened to those, what I now know to be, cores. I was looking at the render and I saw where the wooden wall extended above the office floors..



And I was like "Oh me nerves, they broke the plan "

Turns out they know the plans better than I.. Well played construction workers.. well played!

they are actually still building above the cores, I was wondering why yesterday, and now I know hahaha it looks like 2 floors of height above the cores that they are building using blocks instead of poured concrete

How come literally nothing has happened with the MIX condo? It seems like they couldn't be any slower.

In that last photo – was that swastika always there? That’s really unfortunate.

I find all construction projects in our province are really slow. It seems everything takes at least twice as long as initially stated… or in many cases even longer. I know these problems exist everywhere and I know that labour shortages could play some role… but the time lines on some of these projects really are ridiculous. Metro Park has been under construction for a whole year now and it’s maybe half finished (and that doesn’t include the time spent drilling into the bedrock which was months and months). I genuinely don’t expect the entire Henry Bell development to be complete for at least 4 or 5 more years haha.

I honestly don't even know if MIX is still going ahead.. I mean, it's been literally two years since they started work on the project and there's been absolutely ZERO visible work done on both MIX and Marconi, and MetroPark is actually only about 1/4 done because they have not even started the foundations for the second half of the garage on the eastern side. Two years of building a 5 story concrete parking garage and you're not even half done? There's something wrong with that.

Slowest project in history. It's frusterating

Real estate has been fairly stagnant for the last year or so keep in mind... they're probably slowing down intentionally to feel out the market

I was at the Rooms the other day for breakfast and could see workman on the roof of the MIX building so there must be some activity happening with it.

Re: Planning File No. 13-00122/B-17-W.13 Proposed Expansion to Scotia Centre
Eastport Properties Ltd.
235 Water Street Ward 2
Commercial Officer Central (CCO) Zone-Heritage Area 2
An application has been submitted by Eastport Properties Ltd to the City requesting Approval-in- Principle to develop an expansion of Scotia Centre. The applicant has advised that the proposed extension will be on the podium deck to the east side of the existing office tower. The expansion will be three (3) storeys in height and create 2,261 square metres of gross floor area. The 200 square metres of podium deck which will remain undeveloped, is located mainly at the rear and west side of the building.
The subject site is located in the (CCO) zone where the maximum height of a building is four (4) storeys and the maximum Floor Area Ratio (FAR) is set at 3.0. The site is also located within MAP F under the St. John’s Development Regulations where Additional Building Height, up to ten (10) storeys and Floor Area Ratio (maximum 6.0) is permitted. If developed, the entire building will have a FAR of 4.5. This property is also located in the Heritage 2 Area.
The three (3) storey expansion is within the permitted height and preserves the existing Light Plane as required under Section 11.5 of these Regulations, LIGHT PLANES.
LIGHT PLANES: No Building shall project above a Light Plane of sixty (60Ε) degrees - at an elevation of 15 m, not exceeding 4 Storeys above Grade - when situated on a Lot Frontage on a Street designated on Map F, Section 3 of these Regulations, and as set out below:
- Water Street - from Prescott Street to Brennan Street, except for Atlantic Place (1995-06-09) - Central Street and John Street
- Prescott Street - from Duckworth Street to Harbour Drive
- Ayre's Cove
The expansion of 2,128 square metres will require the developer to provide one (1) on-site, off-Street parking space for every sixty (60) square metres of Net Floor Area. The total parking required under Section 9.1.2(2)(I) (c ) of these Regulations for the development is thirty-six (36) spaces. The applicant

intends to provide a cash-in-lieu payment to meet the on-site, off-street parking requirements as part of approval for the development.
Section 9.2.2(2) (IV)(b)(1) of these Regulations state that where requested by the Applicant, Council may permit the following:
Provision of a cash-in-lieu payment in satisfaction of part or all of the on-site, off-street parking space requirement pursuant to the applicable Downtown Parking Standard in an amount as established, from time to time, by resolution of Council;
Recommendation
The Development Committee recommends Approval-in-Principle of the development subject to the following conditions:
1. The project meeting all the conditions as determined by the Department of Planning, Development and Engineering.
2. The building is constructed in accordance with the Heritage Area 2 guidelines.
3. The developer provide to the City’s Parks Services Division an acceptable landscape design and art work for the remaining Water Street podium.
4. The developer shall meet with staff and discuss other parking options which may be considered by Council under Section 9.2.2(2) (IV)(b)(1) of these Regulations, Off-Street Parking Requirements.

Someone needs to explain to me exactly where this is like I'm stupid. Because I can't picture it at all.

But - good news. I assume it'll look like the shorter portion of the building along Water Street?

Sounds to me like they want to build the 3 story extension on the Water Street courtyard in front of it. Not sure if I like that idea.

On the podium deck facing Atlantic place. Kinda attached to the Tim's. That's what i'm thinking. Cause the deck wraps around from the front along the side of Tim's to the back and has an area in the back west corner. As it says that area will remain undeveloped "undeveloped, is located mainly at the rear and west side of the building."

So the square would be gone, except for some space in the back? I'm curious to see a render, or even just a site plan.

But I'm supportive for now.

from what I can understand, it would be getting rid of Scotia square? so all the open area to the east of the building (nearest to Atlantic Place)

it could get rid of the horrible wind tunnel that happens there? I dunno, if they were to keep some of Scotia Square but build a south section which would also block the wind, I'd like to see a render

I kind of like Scotia Square. It's probably one of the only few open spaces downtown. Everyone flocks there during the busker festival. It'd be a shame to see it go, but I'd be curious to see a site plan before making a decision on this.

Pictures, we need pictures! I don't know what's wrong with city council and posting things!

Like I mentioned before we need to come up with a list of questions for candidates, and one could be easier access to development renders. There should be somewhere on the city website where you can view every proposal.
