Throwing darts at a board but it wouldn't shock me if it was a tenant that's common in larger centres for primary commercial spots - Shoppers, etc.. Boring but definitely beats what was there prior.


Does heritage status not prevent primarily glass structures from being erected in this area?

It would typically consider the podium, not the expanse of floors above. As for tenant, I should clarify - office tenant not commercial establishment tenant.

With Fundy Quay underway at long last- and don't let naysayers tell you this attempt is ephemeral- let's talk about Long Wharf. I believe it is in much better condition than Fundy Quay, but it's got some funky stuff too.

Irving's test pilings are apparently still there, there could be archeological issues around Fort Latour, the waterfront portion of the site is still used for break bulk sometimes, and there's an active (lobster?) fishing port getting a breakwater.

There's only one road in, and one road out, which crosses a (currently removed) railroad spur a la K-Park. Fort Latour (the 'original' location) precludes road connectivity to Chesley via Fort Latour Dr past the Brunswicker.

I can't imagine the fishermen are going anywhere, or the Port giving up the portion of the site it uses most frequently. So any development will have to accommodate having almost no direct access to the water.

What does everyone see happening here? I would personally like to see it platted out with multiple 'uptown sized' blocks and narrow lots, without handing the whole thing to one large developer to build a couple towers and podiums on. It would be really cool to see a whole new mixed use neighbourhood of dense wall-to-wall buildings emerge.

Yes, North Boston, but with multiple smaller projects instead of one per pier.

And it would be an incredible shame to turn 700,000 square feet into a friggin' suburban office campus. For comparison, the area bounded by St Patrick, King, Union, and Charlotte is the same size.

76 St James burned again tonight, so I doubt anyone tries to renovate again. There's only one building left east of Victor Train's complex, and it's just an old duplex. 23,000 square feet if someone has the stomach to acquire all the lots.

Council approved first and second readings on the 6 story building here as well. Which is also nice to see. I thought they said construction will start this spring .

Just over half leased. Sadly I know folks that pulled out of lease due to delays. Looking forward to interior lights being switched on and see this building at night.

Yeah, I've heard of those cases too. I suspect after it opens it will fill up. The Atlantic on Lower Cove Loop only has 1 unit left so that gives you an idea of the market uptown for new rentals.

I am disappointed to see there are no exterior lights on the upper floors but I suspect the interior lights will help.

For sure lots of empty lots for nice builds like this. I’m hoping for corner of Princess and Canterbury.

It shouldn't be hard to accommodate the dozen cars that park at Princess and Canterbury and build there. It's the obvious spot for the city to part ways with next. Maybe the private lot across the street would follow. Pushing uptown further down Canterbury should be the goal.
