Hopefully they can stop some if the leaking that has plagued the building since I have been following architecture and real estate.

Really takes away from the wonderful design when there are plastic buckets everywhere.

UEL residents organize against potential development at prominent UBC corner
If the dispute over the adoption of the neighbourhood plan ends up in court, it wouldn’t be the first legal challenge to a University Endowment Lands decision.

Author of the article:Kevin Griffin
Publishing date: Dec 06, 2020 • Last Updated 22 hours ago • 5 minute read

The inclusion of a block of land in a proposed new plan for an area adjacent to the University of B.C. is causing an uproar among neighbourhood residents.

A group of University Endowment Lands residents have hired a law firm and have threatened to go to the Supreme Court of B.C. to stop the Area D Neighbourhood Plan from being adopted....

Residents are “vehemently opposed” to including two lots at the northeast corner of University Boulevard and Wesbrook Mall in the Area D Neighbourhood Plan, according to lawyer’s letter to the UEL....

She said while more rental accommodation is needed at UBC, it’s not up to the people living in a single-family residential area to supply UBC with more land for student housing....

If these residents wanna waste their money I guess it's up to them. What's their legal argument? UBC should counter sue for the cost of the lawsuit and the opportunity cost of the land.

i.e. what the residents want is to preserve a zoning boundary down the middle of University Blvd.
That would be like the former status of West 2nd Ave - with development one side and status quo on the other.

At the rate development is happening in the UEL, I would not be surprised to see the single family areas next to the UBC campus up zoned in at some point in the next 10 years.

The density levels would probably be similar to Wesbrook vilage with the highest density next to the bus loop and on Wesbrook Mall.

It seems like the governing bodies at UBC and the UEL see basically all the land in the UEL as developable unless it is:
1) Zoned as Park
2) Allocated for use by UBC
3) Already developed

I would be surprised if Wesbrook village is not built out within the next five years and development on the Lelem property is moving right along. The university has development plans for the area around Thunderbird Stadium. The redevelopment work in Block D looks to be relatively minor compared to the projects in other areas.

I don't see the residents in the single family area complaining too much about this idea, especially not after they see what the developers are prepared to offer them.

I didn't know about this project, it's a fun little infill. There aren't tons of grassy areas/parking lots left in the main campus, this was one of the few so it's good seeing it go up. I checked out the project site, and it isn't a substantial space by any means, but sleek design
