From a planning persepctive, it makes sense for mixed-use development on all 4 corners of the intersection. The division into the zones is arbitrary to begin with. Of course, it'll be the thin edge of the wedge to densification along the major roads.
i.e. what the residents want is to preserve a zoning boundary down the middle of University Blvd.
That would be like the former status of West 2nd Ave - with development one side and status quo on the other.
