It's so obvious you are when the lie is just several posts up.

It's plain as day you were not talking about only one building. You had no idea there was a strata on the site and just assumed it was one of your pet peeves and posted as much without thinking.

Quadreal is not addressing the brick buildings because they do not control the only one they could effectively re-develop. The office building immediately abuts the condo tower so could not be intensified and the statutory rights of way on the site prohibit them from moving it further east.

We won't know their intentions on it for sure until a DP comes along. So far the rezoning does not commit them to any re-clad obligation on the existing building.

The Development Permit Board Plans gives us our first look
at the future 2-level "Anchor Store" (Hudson's Bay)(Level 1 and Level 2).
Level 3 is also marked "CRU" (on the close-up plans), but there are no escalators up from the floor below
(could that be a small Saks 5th Ave store?).
Level 4 is offices in the towers.

The Hudson's Bay entrance would be the area circled in orange here:

Maybe the restaurant side of this idea will work, but even then it's looks way too big, but a 32 000 sq foot brew pub? Judging by the rendering, it looks to have the same charm as a bar at a large airport. Plus it's the wrong neighbourhood to have any kind of bar at any size. Good luck though.

Looking back at the July DPB Application, I found these older plans:

I wonder, it seems a little small for a shopping mall on the retail side.

Oakridge was never that big, but still. I thought they might have been adding more retail like was done on Brentwood?

^^ Unless it's literally history class that's kind of a rule of life really...



As for the retail size, the original plan was to add more but project economics and parking supply issues caused them to downsize the retail expansion.
