I would love to see them do something in Fairlie-Poplar, but I wouldn't hold my breath.

They would probably have to tweak their formulaic design aesthetic to start with, and as you said their attached parking decks would never fly there. They would either have to go underground with parking, or figure out a way to share the old Macy's garage. Either way, it would certainly destroy their cost point. Fairlie-Poplar and the City would go absolutely batshit crazy with one of their adjoining decks, as they should.

It's conceivable, however.

That's about a 4 acre site, so they could easily have two 70,000 sf retail floors with parking underneath. Since it's a substantial grade they'd likely have to carve into the hillside anyway.

Ideally they should redevelop the whole block.

Let's not forget that Regent Partners recently bought the 50 Allen Plaza site. I wouldn't be shocked to see them do something major there.

This is exactly what they would have to do, arjay. We all know they can afford to go this route, but can you really see them laying out this kind of $$$?

Regent is backed by very deep German money. If anyone can pull off something grand here, they certainly can - and without any outside financing at all!

Their amazing success with 3344 Peachtree/The Sovereign shows what they are capable of.

That may be, but that plot is destined to be a trophy office tower someday. I just don't think we've seen absorbtion rates get to the point that anyone would take the risk yet. You'd need to land a big tenant, one that wants their name on the building. I'm not sure anyone that big is shopping leases right now.

In re-reading the article, I didn't realize that Post controls THREE plots in the area. The ones West, SW, and South of 50 Allen Plaza. Hopefully they'll do someting soon. All those surface lots are a huge hole in that part of downtown.

Also, while we're talking about downtown...

With the Homewood Suites on Marietta, the CFHoF, and the Hyatt House at Ivan Allen; how long until the gypsy lots and rattle trap buildings on Marietta between Baker and Ivan Allen get re-done?

Wonder if any of the big law firms in Midtown would consider moving back downtown? If I recall the ones in Buckhead have recently re-upped their leases so they are probably not candidates.

Pan Am was a great trophy tower in NYC. Why not Delta?

Anybody know the latest on the Georgia 400 Path trail? Construction was scheduled to start this month, but I have not seen any construction or heard anything recently.

Pan Am was a great trophy tower in NYC. Why not Delta?
Delta has their compound down by the airport. No need to move to a trophy tower. It's too expensive and further away from their core business. Sorry folks, that one's not going to happen.
