Yup.

So they did some foundation work there a couple years ago. I assume that was in prep for this work? Did they reno the rest of the hotel yet, or will that be done if anyone knows?

Excavators are digging earth and hauling it out with dump trucks at 258 Burnell St, the site of the old Canada Bread bakery and stables. Could this finally be the beginning of that project?

Henry at Disraeli, I would assume. Ther's a rectangle of land that would seem to fit what's in the render.

I guess technically that's further south than Henry Avenue further west... it just seems like an odd description of a street that runs east-west.

But anyway, sounds like something that will definitely get built. Definitely.

the street description is not the only odd thing about the project.

Ken St. George has been representing himself as the founder of Albert House Foundation, "a non-profit collaborative organization that houses and stabilizes Winnipeg's homeless population". However, the only references to any such thing I could Google-up were stories about St. George's runs for office and his own bios.

Interesting little tidbit in the Freep today.

"Presenters spoke about new development on the way including...discussions about converting the Canada Revenue Agency building on Broadway into a hotel."

So 15 months after drastically changing the Airport area where new residential development cannot be built, the Province of Manitoba partially walked back the Airport area. What a bunch of amateurs running this province right now. This change suddenly brings into question if the proposed development at 490 Shaftesbury Boulevard could be allowed... pending the decision of the Municipal Board crapshoot.

Here's the changes in the boundary, from what was allowed in 2021 (top) and now (bottom):

Legislate nuisance claims for noise out of the area, problem solved.

But seriously, this is crazy, especially considering the advances in engine technology and the fact that most planes are much quieter today than when the plan originally came into being.

Just to be clear though, what exactly do all the contour lines mean?

Also note that the 2021 version spares most of the polo park site and now it's completely within zone 2 whatever that means, can someone clarify?

The contour lines are very conveniently jerrymandered it seems

Area 2 restricts density to 35 units/acre (86 units/HA).

This means no highrises in Polo Park.
