Agree....to much green. I do like it tho.

Wish Safeway and that whole lot across the street could see redevelopment in the near future.

^there were plans... but underwhelming to say the least, not urban at all. Hopefully this site comes back with a tower or two and podium Safeway with UG parking.

Hot off the press, the DBA 2017 Business Report giving updates from 2010 and 2012 on perceptions and development. Our breakfast was this morning and highlighted many positive transformations, but also that there is still work to do.

you're posting that without posting why they were underwhelming might be a bit misleading. you need to remember the zoning and you need to keep in mind the wonderful experience another owner went through trying to change that zoning for a tower on the sw corner of that intersection which resulted in that [sarcasm on] wonderfully urban drug store [sarcasm off] instead.

The plans weren't bad, and halfway appropriate for the location. Retail to the street, Safeway above. hidden parking at grade underneath safeway.

I wonder where that plan might sit now that Sobeys purchased Safeway?

Sure, but that isn't how development works. You develop on land you own, or on desirable locations that you can purchase. Often the most desirable locations were never turned into parking lots as they were still generating revenue when demoing old warehouses and housing for surface lots was the trend. Until some of those periphery sites containing surface parking reach a valuation where forgoing that parking revenue for development makes sense, surface parking remains.

Plus there is a Sobeys Urban Market just down the road at 112 St. Funny how they can still keep both Sobeys and Safeway stores going within 3 blocks of each other and yet one of the excuses for closing the downtown Sobeys was due to the Oliver Square Safeway.

Or when the landowners decide that it's worth taking the risk to redevelop the site.

Downtown Edmonton just getting better, survey says
Entertainment and dining are the biggest reasons Edmontonians visit downtown

Downtown Edmonton is safer, younger and more sophisticated compared to seven years ago, a new report prepared for the Downtown Business Association finds.

People living and working downtown feel more at ease walking in the evening, the report shows. In a 2010 survey, 39 per cent of respondents said they felt safe in the core at night. That went up to 63 per cent in 2017.

The report, Mapping Growth: A Comparative Look at Downtown's Transformation (2010-2017) was prepared by University of Alberta graduate student Nupur Thakor. Based on responses by 1,500 residents and workers in an online survey, it was made public Wednesday.

Ian O'Donnell, the business association's executive director, said a variety of changes have driven the increased sense of security.

They are very impressed with the Hyatt, it's full of G&R fans. No issues walking to and from the stadium though they stayed on 82 St and Jasper Ave instead of using the bike path next to the LRT.

The Hyatt may need to be even more creative to attract customers while the area gets built up. Do they have shuttle service to major attractions?

Yes, yes and more yes. The "skinny" homes I've seen along 125th and west aren't exactly affordable housing... plus, the lots are a big expense. A first time buyer coming into a mature neighborhood isn't going to be looking for a 3 bedroom home anyways. Some nicely done rowhousing would be awesome.
