Great comprehensive post, Mojeda!

Seems like progress on the Broad has stalled out recently. Perhaps they're just working on interior lately?

Hello all,
I've been following the thread off and on and just wanted to say hello. Thanks for the frequent updates. I'm downtown weekly yet there seems to be much more going on than what I've been observing. Thanks all!

They've been working on the roof I think, installing all some kind of steelwork. And they've set up scaffolding along the side, hopefully to put that outer skin on...

I've been watching that thing everyday since it got started. The truth is, it's always looked stalled.

There's never been any noticeable day-to-day or even week-to-week progress on that building. It couldn't go any slower.

Remember when it was supposed to open up early 2013? hehehe

On the bright side, the Broad Museum is truly an innovative piece of architecture, and a building that I can't wait to see in DTLA. From what I've heard, it's the complexity of the building that is causing all the delays, which only serves to pique my interest even more.

LAmar, it's actually #10.

While news about a possible large new hilton hotel being built on the block where a huge twin tower proj originally was penciled in a few yrs ago.....very traditional neo classical towers (anyone remember them?).....which was eventually cancelled.....is why it's best to wait til actual work is underway before taking a proposal too seriously. too many dashed hopes & false starts through the yrs.

so far, no one has taken a pic of work beginning on the apt proj at Olympic & Hill st, or #6.

1) Avant (Century West Partners) = 7 floors, 247 apts; third bldg, 7 floors, 193 apts, u/c May 2013 (?)
2) Marriott Tower (Williams/Dame) = 23 floors, 174 hotel rooms (Courtyard by Marriott), 218 hotel rooms (Residence Inn)
3) Unnamed apt bldg (Wood Partners) = 22 floors, 290 apts
4) Unnamed apt bldg (Carmel Partners) = 7 floors, 700 apts
5) Unnamed apt bldg (Onni Group) = 32 floors, 283 apts
6) Unnamed apt bldg (Hanover Company) = 7 floors, 284 apts
7) Farmers Field (AEG) = Stadium (pending, subject to indefinite delay)
8a) Unnamed apt bldg (GH Palmer) = 10-story, 439-unit (pending/tentative)
8b) Unnamed apt bldg (GH Palmer) = six-story, 247-unit (pending/tentative)
9) Unnamed apt bldg (Sonny Astani) = $250 million apt complex, 640 units (pending/tentative)

they also mentioned that the facade of the broad museum will start being installed in july. I guess that bldg's unusual or complicated design is why the pace of change seems to have been on hold for several wks.

their update also has a pic of work on the old UA theater, soon to be ace hotel....

Gary Leonard

^ I'm impressed by how extensive the outer scaffolding is, since it means the new owner must be doing a very good clean up of the bldg. I know the cupola had become very worn out, with parts of its top looking damaged or missing. the fact a similar large scaffolding has not been used in work on the clark hotel, which is in more serious need of renovation, does make me concerned.

the update also said the same owner of the Clark has suspended work on their embassy bldg at 9th & hope st. The fact an owner of such important bldgs in dt appears to be undercapitalized makes me apprehensive about what the clark & embassy may be like in the future, certainly if they don't draw lots of customers once they're up & running.

btw, thanks pwright, blackcat & mojeda for your pics. they help keep everyone up to date.

The United Artists theater building is truly a handsome and historic structure. I'm happy to see what appears to be a thoughtful and well funded renovation

The complexity causing all of the delays is what I've always assumed. With that said thou, you're right about how exciting this building has the potential to be. It may not outshine WDCH (although that could always happen), but it'll certainly be a suitable partner on that block.

By the way, for those who don't live in DTLA, the amount of tourists crawling about is pretty insane now. Busloads are dropped off by the music center everyday and they take their time photographing the WDCH, often times in the middle of the intersection during morning rush hour. I can't imagine what this summer is going to be like. Glad to see that we're definitely entering a new era of interest and appreciation in LA.

Hey Citywatch, small request. Would you mind directly labeling your DTLA active projects map? I understand that it's a lot easier to create with numbers and a key but it'd be a lot easier to look at with sites labelled by name.

Anyway, the map is fantastic and I think we all appreciate it tremendously so thanks again.

Citywatch, you can also amend #1 to include the parking lot two spaces to the south. They started developing the third building as the parking lot is fenced off and they are digging.

Thanks.....

Don't know if it's a final design or what, but here's a rendering for the plot next to vibiana. Wood partners (8th/hope) is the developer.

^ Yes, I approve of that design and the scale is much more contextually befitting. I would rather have this than a boring, nondescript glass tower that resembles the Onni Group's portfolio.

I'd have to imagine that rendering is now out of date, considering the news Colemonkee gave us last week.

Kind of a shame, since it's an attractive design.

I'm torn. I love this design, but a 41-story building in this part of Downtown is a gamechanger (in a good way, in my opinion).

Perhaps we'll get lucky and it'll be an architecturally interesting tower- the best of both worlds.

I fucking love this, and would totally be fine with it being built. In a way, I actually rather this be built then the tower. It just looks so contextually... right. Perhaps the tower is behind the building? Or on the parking lot on the other side?

This is the other image in the gallery.

The facade on Main street is nice, but besides that it seems like a massive fortress.

Love the design also. Sort of wish the terrific wood facade wrapped around the entire building though, instead of those concrete sides facing Vibiana and I'm sure the other sides. Still, not sure anyone would actually prefer this over a 40+ story tower. As DD said, a 40+ story tower would be an absolute game changer.

It's not concrete. According to the website, the grey stuff is the same stone that clads the cathedral. Amazing, right?

Spent the last 5 days in LA. Here are some pictures. No labels because you all know the places better than I do.

I want to say a couple of things though

1) Ive been following this thread for years, and was excited about all the projects – but in person it was a bit disappointing. Basically, you can have 15 amazing projects, but downtown LA is so big it’s like a drop in the bucket. Theres much to be done.

2) Downtown LA is so damn empty, its weird. Where the people at?

3) The streets are way too wide, especially because there’s so little traffic on the surface roads.

4) The pedestrian signals are almost all in clear violation of federal standards. The MUTCD demands walking speed be calculated at 3.5 feet per second – ie, old lady with a cane. Im a healthy 25 year old male and I barely reached the sidewalk when the timer said 0 multiple times. If someone gets hit, LA will lose a lawsuit for not following federal standards. It’s bad policy too, very anti-pedestrian.

5) I know LA tickets people for starting to cross when the timer starts – an abysmal policy. However, I noticed that there was an epidemic of intersection and crosswalk blocking. LA needs to ticket that. The new continental crosswalks are great on the near side, I never saw them blocked, but on the far side, they were always blocked. One thing I did love was the lack of honking, even when a bus blocked half the intersection.
On to the pictures then.

----

Smog is still an issue.

Whats this tree called? I want one

Visited weekday at 3pmish. Shockingly empty. Targets are always packed, this place was not.

I'd be worried if I was the landlord

New apartments? Looked massive

I like

Odd place to put the signs?

Note sign on right?

???

Hey look, a road with people. Ill have a post about this later

Another ADA lawsuit waiting to happen. Mid block crosswalk

After all the hype in this thread, I had to visit

Impressed with the design, but place was empty. I'd be worried.

Surprisingly large portions. Maybe theyd be best off adding a starbucks style section? Ie, couches and outlets.

What every city needs

A peek inside this place

Wish I could go in

A trend I noticed - windows you cant see into. Bad design from all these new trendy places.

???

More terrible glass

Near USC

USC

Aside from the very wide road, this was nice

Hopefully, not too confusing.
