Any news on when existing building demolition will start? The Tim Hortons at that location had been closed for a few months now.

Westbank might have made a wise decision to switch the new building to rental. The housing market might not be as good as we see on the surface.
The 5050 Joyce Street building construction across the street is nearly completed. I am a bit surprised to receive a mail pamphlet today from Westbank about an open house to be held this weekend. It mentioned there are still 25 units available for purchase. I thought all units were sold out when launched a few years ago? Purchaser of a 3-bedroom unit will get a furniture package, free 1 year internet service, an electric car and an electric bike!

CityDuo said construction could start this fall if they get approval.

the unit prices are too high for the area

As powerful as multi-national companies are, their influence pales in comparison to Vancouver’s Engineer Department, who’s problematic demands were seen as a disservice to the proponent, and the public.

Details look good, but those metal panels will be tough to get right. Any warping and it'll look pretty awkward.

Bingo, leaky condo. The concrete structure is fine but replacing the entire envelope would be too expensive.

Man, the early 90's were a rough time for architecture. Did they get those townhouse doors from the clearance section at Home Depot?

Makes sense now. I was a little confused as the rendering looks way too wide for those old row of shops at the corner with Joyce. I wonder how they "assemble" all the strata units for the owners at the current tower and short woodframe to agree to part with their properties. In Vancouver, it certainly isn't easy to find alternatives, especially to replace the larger 90s-built space.

Intracorp paid $41m for the 63 unit strata building. That sounds like they offered to pay something like assessed value, maybe plus a small amount. Only 80% of the owners have to agree to the buyout.

Faced with a potential special assessment that could be at least $200,000 per owner, it's not too surprising that they agreed to sell. There are a number of strata buildings in the Broadway corridor with similar issues that are candidates for redevelopment.
