Unfortunately, none of the links from the index page currently work. Instead, they all direct to a new Cambie Corridor proposal for 345 W 35th Ave.

Feathered Friend Oct 14, 2018 12:15 AM

Details and Renders from the pre-application event.

The new version is
2.4 meters shorter, has a .4 Higher FSR, and has been reduced 1 unit and 3 parking stalls.

This looks great.

I guess if Collingwood is ever going to look like Blade Runner we need to start building this.

LeftCoaster Oct 16, 2018 6:16 PM

15.5 FSR for immediately adjacent to transit development. Now that's more like it!

Exactly and the site isn't itself isn't even overly large and they managed to get a great fsr. Contrast to central broadway of fsr's of 3

If we could only get 3 dozen of these and maybe add more retail options in the neighbourhood then we will finally have something to :cheers: about but in the meantime its a nice start. :)

EDIT - Just realized that the pics are of the site across the street.
The model above shows the CNIB site.

I'm glad someone else is buying these tower, I absolutely love the look, but would hate to be the owner trying to maintaining that thing over the years.

Overall though, great for the area, and a good trend for the City in general. I agree with previous posters, this type of FSR around transit needs to be the norm, not a surprising positive.

SpongeG May 2, 2020 6:56 AM

so two talls for that area?

jlousa Sep 21, 2020 5:23 PM

This one has been changed from 32flrs to 36 and from market condos to rental.

Ground floor commercial retail units;
360 rental residential units including 1-floor of below-market rental housing at 20% below CMHC average rent for the neighbourhood;
A floor space ratio (FSR) of 15.97;
A floor area of 23,732.9 sq. m (255,457.8 sq. ft.);
A building height of 96.1 m (315.3 ft.);
103 underground parking spaces, 727 bicycle spaces, and 2 Class B loading spaces.

Council meeting is on Oct 6th, take a quick minute and send in your support.

This one was approved tonight, strange for all those on here wanting more density around skytrain station none took the time to email council in support...

Feathered Friend Oct 7, 2020 4:54 AM

After hearing from four speakers, city council voted to approve this rezoning application at tonight's public hearing. Councilors Hardwick and Swanson were the only ones opposed.

Edit - Whoops, I must have been double checking on the vote count, when jlousa posted the approval first.

WarrenC12 Oct 7, 2020 4:22 PM

That sounds below current parking minimums too, was that part of the vote? Looks good!

I would like to see the bike room they have in this building and how they plan on keeping it secure with so many people having access.

idunno Oct 7, 2020 8:07 PM

You can see it here: https://rezoning.vancouver.ca/applic...-FloorPlan.pdf

Love that bike elevators are becoming more and more common in new buildings.

Our strata bike rooms have an additional key-fob door to access (that is hardened), and cameras everywhere. Zero bike theft issues.

Meanwhile we've had multiple car break ins over the years.

If bike parking is below P1 a separate elevator is required.
