This building is starting to grow on me. I really like the cornices on the third floor, gives a nice pedestrian feel.

love how the massing is shaping up. wish this one could have scored another 4-5 stories in height.

^ Limited by view cone from the seawall on south false creek. Anyways, I like the massing on the buildings under that view cone - the hefty podiums of this one, H&H and Level give the street a nice feel IMO.

Nice - I definitely like the absence of vertical spandrel panels.
I like the horizontal spandrel at the floor too.

From the corner of Richards and Helmcken - it looks like there is 1 more floor to go on the tower before the setback, and 3 more floors in total to go to the top of the tower:

Some great looking brick going up on the Richards street side - the render makes it look like the brick will continue to the top of the tower:

I'm liking Richards more and more. At the risk of getting way ahead of myself, hopefully this means we'll see some interesting buildings around Rogers Arena when Aquilini starts to develop those sites.

The idea of those heritage homes being expensively relocated and retained just seems goofy to me -- am I the only one who sees it that way? If they are to be rentals, who will be the landlord/tenants?

Those heritage homes will be part of the Richards strata. Not sure if any of the 3 refurbished ones have sold yet, they are quite expensive.

I thought that the heritage homes were being sold as strata title offices. At one time the Restaurant Association of BC was lined up to buy one of them for their lower mainland HQ.

It's been a year now since I took a look at buying in that building, but I seem to remember seeing the heritage homes laid out with residential floorplans.
