Time to add Elkhart - South Bend's neighbor to the east and Northern Indiana's 5th largest city - into the mix.
The River District is a
large, mixed-use, new-urbanist development plan that is being implemented in phases. The redevelopment is focused along Jackson Blvd.

The plan is intended to expand Elkhart's downtown, with a primary focus on increasing residential opportunities. Elkhart has a a large commuter workforce (~ 40,000) and the city is trying to attract some of that workforce to live within Elkhart. Here's a

This 45,000 SF, mixed-use office+ retail building is currently u/c at the corner of
N Clark St. & E Jackson Blvd.. It features Class A office space and a rooftop terrace -
