Yet for some reason people can't get this through their heads- development patterns in Denver today, with our 1/2 block to full block groundscrapers, is driven by the planning decisions of yesterday. Large swaths of open land are naturally going to be filled up by structures that make maximum use of the zoning. Just like smaller plots will make maximum use of the zoning. But as long as Denver has these large open lots adjacent to downtown that are available for development you'll continue to see 5-12 story monoliths with massive parking podiums (so be careful in wishing that Elitch's moves next year- you've just created the next RiNo right there with a dozen Dallas doughnuts).
Unless you change the zoning to make such structures illegal... which would probably see an eventual escalation in housing costs beyond what you would see due to natural demand.
