Ding ding. Now let's look around for whom to blame for the large number of open parcels. It's almost like some planning movement advocated for the large-scale clearing of these lots. Hmmm......

Sweet action is awful. They should rename the place Sweet Action Ice Shards. Worst textured "ice cream" I've ever had.

Ah yes, TakeFive, Barclay Center is great. IIRC the Minneapolis Arena and it's surrounding entertainment district work together well. Most of the buildings with the bars and restaurants are mostly old and the whole area doesn't feel generic, although I'm sure there are all of the ubiquitous chain restaurants. I've only driven through that area of downtown when I've been there.

What is the upper height limit for Arapahoe Square and does it vary around the neighborhood?

Looks like the buyer, an attorney named Robert Lubin, brings together foreign investors on these projects through the eb5 investment/visa program. Interested to see where this goes...

This was already talked about a few pages ago. The building in Uptown at Sherman and 17th is/was the El Jebel Temple (now known as the Sherman Street Events Center). But the BusinessDen article specifically mentions the Uptown building. I wonder if the journalist is confused, or if both have been sold within a few weeks of one another.

Rds posted a new rendering for the small lot on 15th and Market. IMO, better than the prior proposal but my favorite was the original.

Anyway....

Yet for some reason people can't get this through their heads- development patterns in Denver today, with our 1/2 block to full block groundscrapers, is driven by the planning decisions of yesterday. Large swaths of open land are naturally going to be filled up by structures that make maximum use of the zoning. Just like smaller plots will make maximum use of the zoning. But as long as Denver has these large open lots adjacent to downtown that are available for development you'll continue to see 5-12 story monoliths with massive parking podiums (so be careful in wishing that Elitch's moves next year- you've just created the next RiNo right there with a dozen Dallas doughnuts).

Unless you change the zoning to make such structures illegal... which would probably see an eventual escalation in housing costs beyond what you would see due to natural demand.

Funny how I complained last week about the small lots in LoDo being hard to develop and now we've got 2 projects moving along.

Regarding El Jebel Temple -- I'll believe it when I see it. This isn't a major developer and they're simply recycling an old design. They say it's mixed use but, mixed use of what - office and hotel? This isn't really the hot location for either and all of the developments much further along will absorb much of the demand. If T2 can't pencil out for developers with a much longer track record, I don't see how essentially nobodies in the Denver real-estate market can pull this off. Someone with some insider knowledge, please prove me wrong.

I think the 4th story has a significant setback just barely visible in the rendering.

Well at least Lennar Multifamily Communities wants to cover a large parking lot with an 18 story, 210 foot tall tower at 21st and Welton Streets. Is that better?

NO FUCKING WAY!!! I hate that damn rendering. Our skyline looks like one big brown turd. Was the tower supposed to be glass? And 350 apartments in a 50 story building? Possible??
