And what would that add to maintenance fees to have those people under contract to be "on call"?

Safe to assume those perks will be axed as soon as a strata council is formed and they put together the following years budget.

Example in point: the kings landing building in false creek had a perk of a classy motorboat for residents to use. Strata sold it not too long afterwards..

Why have an useless motorboat when everyone naturally has their very own yacht sitting unused in False Creek.

I bet most of those yachts don't see a single day of use a year.

It's all about the operational costs, just like any business. Some of these amenities are pretty amusing.

The 501 has a few unique items:

1. Two guest suites. Sort of like hotel rooms, a bedroom and a bathroom. They rent to residents for guests at $50-$60 each per night. Very reasonable, I'm not sure they are turning a profit with cleaning, etc. But probably not losing money. Linens are not included.

2. A "caretaker suite" which is a 1 bedroom condo that was meant to be used by the building manager. The strata "owns" it (but is paying a mortgage). I don't remember the original details, the developer must have "sold" it to the strata with a mortgage at 80% of the value or some weird thing. It's a decent asset to have, but again, roughly breakeven until it gets paid off.

And then no visitor parking, which is a giant PITA.

maybe what this do-do meant to say was this is Vancouver's first true 5-star condo tower that is NOT a hotel. A full condo tower not a hotel/condo operation.

A bit ambiguous in that the "podium" will include a 45k sq ft Meinhardt's - and the podium of the second residential tower will include a full-line grocery store.

So on the same block, we could have:

-A Meinhardt's in tower 1
-A large grocery store in tower 2
-A Whole Foods in the microsuite building

Doesn't sound right to me.

Arrow Retro Honolulu

... a personal epithet for the design of the main tower.

Cambie Street between Broadway and 1st Ave. has way lower population density than the Burrard Place development and yet it has a Save-on-Foods, London Drugs, Wholefoods and No Frills market.

A few big stores serving the increasing number of residents at the Davie/Burrard/Drake/Hornby neighbourhood make sense.

People who are "on call" are probably running their business in other ways. Burrard Place gig is just something extra. These "celebrity" service providers probably hire people or subcontract work out, to the satisfactions of their own personal standards, of course.

That's why it's always advantageous to have a tall tower, meaning you can put more residents in to collectively pay for better services. Small condo - limited facilities, large condo - more facilities. Simple. Same goes for other projects, be they office towers, shopping malls, etc.

WRT the "on call" I didn't mean like a doctor is on call, but there must be a retainer agreement - with associated cost - otherwise the contractor would just blow you off if he/she is busy.

So does that mean there's no hotel to "subsidize" the 5 star services for this one?

A few people camping out already last night for tomorrows public pre-sale opening.

I'm always skeptical as to whether the first few are paid to do so...

Yes, it's good to have choices. The more the merrier. Except for Safeway and Urban Fare Yaletown, the supermarkets downtown are a lot smaller compared to those elsewhere, so I'm sure residents wouldn't mind having a few more.

Yup - when walking, there's a lot less incentive to divert out of your regular route to and from work to carry a bag of heavy groceries.

Doubtful as they have changed it so you don't have to wait in line. Here's an email I got:

Vancouver's most anticipated community. Purchase protocol update.
One Burrard Place

IMPORTANT UPDATE: ONE BURRARD PLACE PURCHASE OPPORTUNITY TOMORROW

We would like to take this opportunity to express our gratitude at the enthusiasm Vancouver has expressed for One Burrard Place. The demand for One Burrard Place has been astounding!

In the past 24 hours we have been surprised to see a line-up forming outside our Presentation Centre in anticipation of tomorrow's purchase opportunity. While we certainly appreciate the enthusiasm, we do not want potential homeowners lining up and exposed to the elements. As a result, we are adjusting our purchase protocol effective immediately.

We have begun keeping a sequential list of those in line. We are recording a list of names and their sequence in line. When we open our doors tomorrow at 12pm, we will be honouring that sequence.

If you wish to reserve a space in line for tomorrow's purchase opportunity, our Presentation Centre will be open today until 5pm, and we will assist you in reserving your place in queue. At that time, we will record a copy of your identification and provide you with your specific number.

If you do reserve your place in line, you must arrive before 12pm tomorrow in order to join the queue. If you arrive after 12pm, we regretfully will not be able to honour your place in queue.

Despite the overwhelming interest, please know there are a wide selection of homes to choose from. We encourage you to arrive early tomorrow, and we will work with you to find the home that's right for you. Doors open at 12pm sharp, and sales will be in a first-come, first-served basis.

4. Arrival: Parking is available in the lane off Drake, between Burrard and Hornby. Please use the front entrance on Burrard. Doors open Saturday October 17 at 12pm sharp.

One Burrard Place is a monumental offering in the exclusive real estate class of skyscrapers. As the third tallest tower in Vancouver, the views afforded by our location are second to none. Combined with 30,000 sq ft of amenities and Canada's first Star Services Team, One Burrard Place will make real estate history.

The prices they're asking are way lower than The Georgia and Trump.

Trump is asking for over $3300/sq ft for a regular view unit whereas Burrard Place doesn't even top out at $2000/sq ft

Thank You. Now I get it. (Georgia will have to lower its prices too unless it wants to sit nearly empty; wrong thread, I know)
