Thank you for updates, I love when older office buildings are converted into residentials. It brings new life into a gem for the city and also isn't torn down but brought back in way older residents can reminisce about when they use to go to the building

The riverfront trail improvements are tastefully done with naturalization mixing well with man made concerns towards access to the water.

I was surprised to see on Thursday that the new amphitheater already has a visible presence from the highway -

This will be huge! The Grand Rapids will be totally changed by 2030.
DeVos, Van Andel families plan massive ‘skyline defining’ project in Grand Rapids

Quote:
A roughly seven-acre, riverfront parking lot in the heart of downtown Grand Rapids could be transformed into a vibrant, mixed-use development with three high-rise towers containing up to 671 high-end apartments and condos, a hotel, office tower and retail.

The vision is being proposed by Fulmar Property Holdings, a company comprised of members of the DeVos and Van Andel families. The families own the 500-space parking lot at the corner of Fulton Street and Market Avenue, just north of Acrisure Amphitheater, where the project would be built. Supporters call it a “skyline defining project.”

It would activate an underused stretch of prime riverfront property, create access to the waterway through a pedestrian walkway, and provide a gateway to the 12,000-person amphitheater that’s catalyzing development on the southern edge of downtown.

It would also bring lots of new housing downtown, though the apartments and condos are market-rate and expected to be pricy. “There’s been lots of discussion about what it could be,” Brad Thomas, president and CEO of Progressive Companies, said of the 500-space parking lot. “Frankly, this is everything we hoped our imagined it could be.”

Progressive Companies, a Grand Rapids-based design firm, is leading the project in partnership with Fulmar Property Holdings and Michigan Growth Advisors. Michigan Growth Advisors is an economic development incentive consulting firm that’s a subsidiary of the Miller Johnson law firm.

In addition to the housing, office and hotel uses, the project would include up to 2,500 parking spaces.

Fingers crossed that this all comes to full fruition. The city and developer are aligned with the goal to maximize density and height along the riverfront, while keeping the street level engaging and pedestrian-oriented.

This development has 5x as many parking spaces as the 7 acre surface lot that it’s replacing. So, five times the automobile traffic for this corner of downtown. What a joke.

The Mlive article says these towers would be 43, 27, and 21 stories. Combined with the other 21 story tower at the amphitheater site and the 18 story tower across the river by the new soccer stadium, it would certainly bring the GR skyline to another level - a new tallest (likely) and 4-5 that would be in the top 10.

Do I actually think it will all be built? Not as planned. There will be height reductions and not every tower will be built, but it certainly is fun to think about.

I drove the 'S'-curve today and tried to picture it. It would be completely redefining. But I'm also expecting height reductions, because... Grand rapids.

Here's a thoughtful little project that just wrapped up at GRR -

DeVos Place expansion, new convention hotel being re-examined following pandemic
Quote:
With conventions and meetings in Grand Rapids approaching pre-pandemic levels, the idea of expanding DeVos Place with more meeting space and a new hotel is now being re-examined by the public authority that oversees the venue.

The Grand Rapids-Kent County Convention/Arena Authority (CAA), which oversees DeVos Place, DeVos Performance Hall and Van Andel Arena, has hired consulting firm HVS to study whether such an expansion is still needed.

^ It feels like Grand Rapids is poised for sustained and significant growth. Speaking of, here are two recent shots of the u/c 12,000-seat Acrisure Amphitheater, at 201 Market Ave. -

Also worth mentioning, the 22-story Studio Park Tower officially opened last month. It might not look it, but (at least for now), it is the 5th-tallest building in the city. Here's some views from earlier this past fall -

Southtown Lofts breaks ground, bringing 12 new affordable housing units to GR
Julie Dunmire | Fox 17

GRAND RAPIDS, Mich. — The largest minority-owned housing project broke ground on Friday. It's a more than 16,000-square-foot mixed-use building that will provide 12 housing units and a space for an area nonprofit. It's a big move for Grand Rapids' Third Ward, according to the multiple city leaders who spoke at the groundbreaking...

Grand Rapids -

Acrisure Amphitheater update. These two cast steel structural nodes on the flatbeds are a critical part of the amphitheater's canopy support structure. Each custom node weighs 8 US tons. They are designed to support the ~2 million pound canopy (through six angled columns that will branch out from the nodes) -

Grand Rapids -

Work has begun on this mixed-use project in the Roosevelt Park neighborhood (516 Cesar E. Chavez Ave SW). The basement & ground floor of the existing building are being renovated for commercial space, and a two-story apartment addition is being added over it -
