Workers Compensation Fund planning 11-acre office park in Sandy

According to documents submitted to the city, the Fund proposes to build two seven-story office buildings, each 140,000 square feet in size. In addition, each building will be accompanied by a two-level parking structure.


"How quickly the first building is absorbed may make a difference on how soon and how big the second building would be," said Westra. Based on the impact of the first building as well as an assessment of demand for Class A office space in the Sandy area, Westra said the second building could run to 10 stories.


"I think that in terms of operating efficiencies it'll be either 6 or 10 [stories]. Those are the two most likely sizes. One that optimizes the space without going to the high-rise provisions and the second one that you go through the high-rise provisions and push it to Sandy City's limits," he explained.

I don't have any problems with Sandy having 10 story buildings. And the more class A space that is built there the more it will saturate the market and the demand won't be there for proscenium.

This, to me, is a lot more reasonable proposal for the likes of Sandy. I just hope that by office "park" they don't mean an vast ocean of parking stalls.

I'm hoping that since there's going to be a two-level parking structure there won't be a "ocean of parking stalls."

Come on Ark. Those have to be some of the best views in the state. Nothing like looking over an oil refinery towards a beautiful sunset. Those oil refineries add a special something to the scenery. A major J/K.

Is this project on hold? ( Eaglewood Village ). Doesn't look like there is anything going on in those pics.

Not quite on hold but moving very slowly. They have put in some curb and gutter on the site and they have been bringing in a lot of dirt. They are also adding some pipe in on your way into North Salt Lake along the frontage road.

Hey, ARK and T-Mac: Be fair...oil refineries are high-rises too! Just high-rises that smell bad and sometimes blowup!

Market Station may be stirring. The car dealership on State St., just south of the trolley right-of-way, has consolidated it's operations in it's lot across the street. And Manny's, the bar on the corner of 2100 South and Main, has closed up. I'm keeping my fingers crossed that they might start construction this winter--wasn't that the last update on this project?

Anything that is over 2 or 3 stories and is Transit Oriented is ok by me. I think apartments are critical in TOD because many individuals that want to live in TOD's aren't yet at the point were they can afford a condo like the ones at Fireclay. It really is nice to have a variety of housing options focused around transit.

The City Council approved zoning Tuesday that allows for unlimited heights and densities in an effort to persuade the Utah Transit Authority to locate a commuter rail stop in the city...

Skyscraper sprawl point illustrated!



Some of you may have already seen me post this in the the other SLC threads, but I thought this should also belong in this thread. So, if you've already seen the link above and the other ones, then just ignore the following:


See the illustration in the link above. If we let developers, or others like Mayor Dolan of Sandy have their way. We will have giant projects that compete with Salt Lake City. The impact of those kinds of projects outside of downtown to downtown is demonstrated in this illustration: BLIGHT! BLIGHT!
Do we want this to happen? No! Projects, it would be great to see new highrises all over, but not at the sacrifice of downtown. The impact of the Proscenium poject in Sandy, if built to its proposed 3 30 story towers will be devastating to downtown Salt Lake City. Some have recently posted that there is a lot of blight in downtown already, epecially on Main between 100 south to 200 south.

I think we should protest the Proscenium project for its proposed scale. Does anybody else agree? Maybe we could get a petition of people opposed to the scale of the project and submit it to Sandy, and then contact the local media to get us some publicity. The Sandy City Council is already leery about the Theater. Without the Theater, and then negative public pressure added to that, The Council might just reject the salce and scope of the project. Anyways, does anybody have any ideas regarding this?

You mean the same kind of petition when a group of bitter people tired to fight the RSL Stadium. Yea that did them alot of good.

The Sandy council won't reject this since they want the Proscenium to happen just as bad as the developer and the mayor.
Their minds are made already. We just better hope Salt Lake City can beat them to the punch.

I don't think it will impact Fashion Place that much, mostly because it is near completion and the expense is already on their rolls. It will likely delay the proposed parking structure though. It will stop the Cottonwood project dead. The initial phases (infastructure, raising the flood plain, moving the river) of that project were backed by public money, that is why it started. But the actual vertical construction will come much later. I really think Holladay got in over it's head with the size of TIF they gave GGP. It will take much longer to recoup that then previously thought.
