I believe an auditorium is part of the current build-out. It wasn't originally, but then they just decided to go balls-to-the-wall and build the entire plan in one phase. I'll find a source and edit today.

Yeah, that's nice too. We do a lot of walking/biking all over Stapleton.

This is next to the 10 story office project at 955 Bannock that is stalled because of the collapse of WeWork. I bet they find new tenants soon though and start construction in early 2020.

Golden Triangle has really been on a role. It already felt like one of Denver’s densest urban residential neighborhoods (along with Capitol Hill) but continues to get even more dense. It will be interesting to see how the eventual rezoning changes the area with potentially taller towers. Now that the Lennar Acoma project has started hopefully the other Lennar project at 11th & Bannock gets off the ground along with the huge Mill Creek Modera project at the PBS site. That would be an additional 1000+ units added to the neighborhood. I’ve heard there are developers interested in finally renovating the Evans School into offices which would be awesome to see that building occupied again after being vacant for decades.

I worry that it's lack of public transportation (light rail or any rail for that matter) will hurt the area in the long run, causing every new structure to incorporate a large parking garage.

in any case nice to see something a little taller going up in AS --- hopefully the design review process improves this a bit, but nice to see some more activity in area that really needs it.

I know the community is pushing for it, but I think the current project includes the new classroom building, gym addition (2 aux gyms), soccer field, tennis courts, a music addition, but no auditorium yet.

However, there's certainly space available for it and given the success in enrollment growth, community involvement, and overall wealth level of the area I see it happening.

A similarly situated project, X Phoenix, a 20-story project broke ground in May of this year; you can see the rendering HERE. The first phase will consist of:

253 residential units consisting of studios, one, two, three, and four bedroom apartments.
36,000 square feet of office and retail space
612 office, retail and residential parking spaces, and approximately 200 secured bike parking spaces

^ There is a survey online for the East Area Plan for Colfax. Anyone that is interested should fill this out and recommend density in this area! I would imagine that the NIMBY's are extremely loud and this is an opportunity to give the city input.

Doubtful GT sees any kind of rail anytime soon but the bus service is decent. I know at one time they discussed extending the MetroRide into GT. And the bike links are some of the best of any urban neighborhood with the Cherry Creek Trail providing a direct link down to the Union Station area and access to the 15th St cycle track via Bannock. For most of GT it's a 10-15 min walk from Central Downtown
