Very interesting (if true).

Just think of the potential possibilities. The Queen/Main/Lewis/Steadman block may have been consolidated. Head east and skip a block. The King/Main/Harper Ln/Harper St block has been consolidated by Irving. The block immediately to the east of this is owned by ICON Developments, who plan the build the 30 storey Infinity Building..

That is three blocks (out of four in a row) on east Main Street that may be in line for significant development.

This boggles the mind..........

This post got me going to the SNB site to check out a few things myself. Looks like the Times and Transcript property sold. I must admit it didn't take as long as I thought it would!

https://paol-efel.snb.ca/paol.html?lang=en&pan=04108266

I took a look at Google Earth as I'm usually on there often and it shows Trans-Canada College as the occupier. It's a truck driving school.

Also if we look at the corner of Vaughan Harvey and Main, why is all of the properties listed in green except for two? Did the developer try to buy out all of the properties so he could put something more substantial on the corner than 6 floors? Anyone know what is going on there?

Or is the one that held out the tomato lady?

Just a technicality, but wouldn't these lots be on the northeast corner?

The block is bordered by Lewis to the west.. Steadman to the East.. Queen to the North, and Main to the south.

The two parcels recently sold are the southwest corner of Steadman and Queen.

One lot was previously the yellow 3 storey they started renovations on and then tore down.

It may be the northeast corner of the block, but it is the southwest corner of the intersection (which is the standard we use around here for orientation).

Welcome to the forums BTW!

When you say SNB doesn't reflect this yet - are you talking about the actual property records, or the public PAOL site that shows recent sales?

The property records show the block is owned by a few different companies. An individual owns 9 Lewis St.

The parcels fronting Main have been owned for years by Spataro Holdings, which was involved with building 55 Queen, and there have for years been rumblings of similar plans for the block. Spataro also owns the parking lot on that block at the corner of Lewis/Queen.

McInnis Group from PEI owns 14 Steadman St.

Newport Properties Inc. owns 17 Lewis St., while a company called Coppin Property Holdings Inc. bought the two parcels on Aug. 1. Company records list a law firm as its mailing address in Saint John and its two directors have Ontario addresses.

The "sale" happened just before Brunswick News Inc. was bought by Postmedia. The transaction shown on SNB is the property going from one Irving company (BNI) to J.D. Irving, Limited.

Sorry, I was referring to the public PAOL site.

I am glad you have access to the property records. I will go back to my source and request clarity

I'm also glad that MonctonPerson has access to the actual property records. The PAOL site can be a source of misplaced speculation (myself included). It's good to have him around to set the record straight.

I understand what you're saying now. I was thinking of the orientation with regards to the block. Thanks.

W/R/T the John St infill, what's the deal just south of here at the end of Cornhill, just west of Dominion? It seems like a normal cul de sac but it ends in this big concrete mess: https://paol-efel.snb.ca/paol.html?v=1.0.37&lang=en&pan=06339245

Would parade grounds be super contaminated brownfield, or is this just concrete and asphalt the DoD is sitting on?

Pretty sure DND no longer owns the land. I believe it is the Canada Lands Company that does. Almost all of the former CFB Moncton property has been redeveloped. This is just a small vestige that remains.

And, no, I don't imagine that it's a classic brownfield.

Speaking of which:

Moncton, province ask feds to turn over military land for affordable housing
Request to defence minister seeks 6.8-hectare Moncton Garrison site near downtown
Shane Magee · CBC News · Posted: Oct 24, 2023 2:56 PM ADT | Last Updated: 1 hour ago
https://www.cbc.ca/news/canada/new-brunswick/moncton-affordable-housing-base-land-1.7001948

I don't have a problem with this idea, but, it is a little ambiguous just how much of this land the city (and province) actually wants. Some of it is actually still active military land. The Moncton Brigade Group HQ occupies a prominet building on the SW corner of the property. This story needs to be fleshed out.

In reality, they wouldn't need much. That whole complex is 17 acres. There TONS of it that isn't used at all.
