Interesting building, if a typically fanciful render, but it's not in the SEFC. It's industrial and office, in the Mount Pleasant industrial area, further south.

Not to mention, I understand, that this is not possible under the area's plan and allowable zoning? It says it follow's a typical Broadway Plan building form (which is why I initially thought it was a rental building). I assume it's just a talking piece

It's industrial and office, that's exactly what is allowed in the area. Unless you mean SEFC for "the area."

Does Mt Pleasant warrant a thread or should everything be dumped in Vancouver General/offices thread?

Got you, they can get to 150’ if it’s half industrial which would match them mentioning biotech.

231 W2nd has been owned by the Executive Group for years, but after they developed the three West towers nearby (to the east), they put the building up for sale. (It's a former truck manufacturing plant). Colliers tried to sell it in 2018, then CBRE in 2021, then Colliers again. It now has a 'sold' sign.

And at 5 West 2nd, where there's an approved rental tower, Big City Auto are finally moving out (to the DTES), so maybe the development is going to happen.

They subdivided the West 2nd site for a road dedication last month and they applied for building/demo permits in the summer.

Does that include the whole abandoned area to the west all the way to Crowe St or just the autobody shop?

I think it's the entire site - the auto body business are only in a part of the building.

I thought it had more to do with the building setback/sidewalk. And to line up with the buildings on the other side of Ontario.

Yeah Ontario is cut off to Left turns off 2nd, it's a cycling route. They added a much needed left hand lane for Manitoba a while back.

It's definitely a setback to match sidewalk width on properties on both east and west sides of this section.

Sorry, thought the road dedication was at 231 West 2nd.
I don't think there are any turn lanes on that stretch.

That's possible too I guess. It's a weird area with Crowe and Alberta intersecting 2nd at weird angles. It's not a current cause of congestion though.

I just looked at a satellite image and I think turn lanes would fit at Columbia (both north (to the future elementary school) and south, which is getting built up) to supplement the ones at Manitoba.

If the school has any drive up drop off I will be deeply disappointed. It should have absolutely the worst road access, with Columbia deadended during school hours to discourage drive up drop off.

And they'll just block up all the roads leading up to it.. I wonder how many of the 630 students will come from the Olympic Village buildings..

cities need to be built for reality, not fantasy land. doing something like this wont change peoples habits.
