So you work for VOA out of DC? I'm assuming with your knowledge of the project you work for the architect. I suppose that makes sense considering the deck, with the retail component, is rather "separate" from the rest of the project that runs along Juniper. It's interesting they'd spend all this money right now to build the deck and put up facade (which they're putting a decent amount of time and money into) only to tear it down and put up a tower soon. Not to say there won't be a tower, but you're saying sooner than expected.

L. Arch, I'd be careful. I've definitely gone out on a limb with very not-public knowledge before, which can be very risky, but I'm 99% sure this is NOT public knowledge. I generally hear of basically anything being planned for Midtown, major breaks, etc before they come out, and this has never been spoken of to my knowledge. I hope there's some teeth to this rumor, but I find it surprising given my inside ear that I have not heard of such a large proposal (perhaps I zoned out for the "Atlanta" portion of the past few calls, but I usually keep my ears open for that segment!).

I question these tower proposals in the first place (SWC of North/Peachtree as well over Proton Center). How much space does Troutman Sanders take at BOA? I think they have half or less the amount of local attorneys as KS and AB, which means they're probably in 200,000 SF or less, or ~12 floors. And 1075 Peachtree isn't even full yet - no contiguous blocks for such an anchor, but indicative of the slowwww lease up still plaguing vintage 2007-2009 office buildings in MT/Buckhead.

I guess better to get started now, it takes years to get these things out of the ground and delivered. Surely by then there will be a pent up demand for $35 FSG rents in a brand new MT tower? Fingers crossed for the sake of the skyline and skyscraper enthusiasts!

Regardless - there is no question that the Peachtree Pine shelter has literally destroyed an entire area of Midtown and forced businesses to close, a huge tower to lose tenants and be foreclosed on, etc. Hopefully with the Proton Center and the Faison multifamily deal things are looking up for that area.

Something near perimeter

They have cleared a huge swath on the northeast and southeast corners of Peachtree-Dunwoody and Hammond. Does anyone know what is planned for there?

Looks like a new office tower, developed by Hines, will be going up next to the One Overton building, which is across the highway from the Cobb Performing Arts Center at Cumberland Blvd. It will be called Two Overton and will look nothing like One Overton. They are also starting to clear the lot next to that site, not sure what will be going there...

Anyone know what the latest is on the shelter?

Here is a link to the project, but it's in a 2011 folder so I'm not sure how reliable this is. The PDF does not show the small hotel that was just built so obviously some of the plans have been scrapped.

However, if the position remains unchanged the building would sit north of the monstrous parking deck. God I hate looking at that thing from the highway. Which would help dwarf the beast, but not conceal it. Harumph.

19-story, $76 million apartment complex at Post Alexander (next to Phipps). Since it's Post, this is pretty likely to actually go through. The article has an unsatisfying rendering.

At least Buckhead is managing something that isn't wood-framed & lowrise!

12th & Midtown Update

I was touring 1010 yesterday and the sales agent gave me an interesting tidbit of information that I did not know about. Excuse me if this has been mentioned before on the forum.

He said the plot of land just south of 77-12th will be transformed into a 5+ story parking deck WITH one retail grocery store at the bottom. He said it was not a major brand like Publix or Whole Foods, but did mention it would cater to the 'healthier crowd'.

Personally, I'm glad they're filling in that parcel of land... Unfortunately, it's just a parking deck.

^^^That's actually about the most disappointing news I have heard in a long time. I will not forgive Daniel if that's what they do with that site. Just more evidence the city, county, ARC, and state need to get their act together on transit - Midtown Atlanta does not need another parking deck, no matter what fancy local grocer (I know Savi has been in expansion mode) takes the retail.

I doubt it actually happens. Why would they just build a random parking deck not connected to any specific user?

Parking generally isn't a big moneymaker. Decks are expensive and nobody wants to pay to park. You have to be raking in like $10 every single day for every single space in the garage for the investment to pencil out, and that would be impossible on this site when there is already so much parking available in the area.

The only way I would believe this is if it were a grocery store built with some amount of parking under or above it to serve the store itself (sort of like Target in Atlantic Station). But that would be more like 1 floor, rather than 5.

Salespeople often aren't clued in on what's going on. That's what I assume is happening here.

It's not the best rendering...but it looks like it will be just as nice as the other towers going up here in Midtown.

Lol...honestly, they'll say anything they think you want to hear. You probably know ten times as much of what's going on in the area compared to those sales agents.

Obviously the rendering isn't all that telling.. but we can tell it will have a decent amount of glass, as long as the material they use in the areas shown in white aren't complete trash, the tower should look fine. The pool looks nice anyway, Ha.

Note that the tower is 19 floors of apartments on top of 7 floors of parking, for a total of 26 floors. If I'm not mistaken, that makes this the tallest building to go up in Atlanta since the recession.
