This is probably the biggest and best headline for the city since emerging from bankruptcy, maybe longer. Detroit has never grown in my lifetime or my parents' lifetimes. It's hard to overstate how significant and monumental this is.

The turnaround for this city and the speed at which it has happened honestly makes me a little misty eyed, lol. This headline was unimaginable ten years ago. So proud of Detroit. I hope to see a future where Detroit is so vibrant and thriving that people are shocked to learn the city used to be so troubled and empty, though I know that's many decades away.
It’s certainly a huge milestone to celebrate the narrative has always been Detroits comeback isn’t real until the population starts growing. Well hot damn it is. The affordability of nice homes in a city that has a SIGNIFICANTLY lower violent crime rate. Detroits homicide rate is on par with DC it’s in the 30’s per 100k which isn’t good but as in all cities there are crime hot spots and safe areas.

Considering we’ve seen a 27% drop at the same time last year we saw the only uptick it’s looking increasingly likely violent crime is going to set another record low. Along with new significant infrastructure projects that will continue to improve the city alongside its economy & quality of life certainly pushes the needle in the right direction.

*One of the best infrastructure projects the city is investing in is its water and sewerage system, the state deal with Highland Park and other major projects to keep raw sewage out of basements is a huge step forward that is being overlooked. The city was designed for a different era when an inch of rain was as about as heavy as you would see in a single storm but global warming has increased rainfall. I’m happy to see that it’s a regional project as well with Oakland & Macomb paying their fair share. Lead line replacement & lead clean up have been active as well as an initiative to clean up groundwater from brownfield sites and facilities operating since before the clean air and water act.

Great Lakes Water Authority Unveils 40-year Wastewater Plan

The Great Lakes Water Authority board of directors has adopted a regional Wastewater Master Plan to manage the wastewater system that serves 2.8 million people and spans 15,000 miles of pipes across 79 communities in southeast Michigan.

In southeast Michigan, wastewater, which includes sanitary and some stormwater, flows throughout 86 separate municipal systems connected to the authority. It is treated at the authority’s Water Resource Recovery Facility, the largest single-site wastewater treatment facility in North America.

Implementation of the plan will occur in three phases: optimizing, adapting and expanding, and sustaining.

Key phase one initiatives, many of which are underway, work to stretch the region’s money by prioritizing investment in lower cost, high-impact projects with the greatest environmental benefit to the system. They include:

Launch of a regional operating plan, in which operators from the authority and its member communities use real-time computer technology to see areas where, during intense rainfall and snow melts, there is too much flow in the system and move it to areas with more capacity, reducing the risk of overflows and backups across the region without expensive new infrastructure;
Expansion of connectors to the Detroit River Interceptor, a large, deep sewer that collects or intercepts flow from smaller, shallower sewers. This would cost $15 million and redirect 160 million gallons of wastewater to the Water Resource Recovery Facility, preventing it from being discharged untreated into the Detroit River;
Formation of a Regional Watershed Hub Workgroup that is bringing the region’s watershed advocacy organizations together with the authority and its member partners to develop a Regional Water Quality Monitoring Program. The program will collect real-time data on water quality in the Rouge, Clinton, and Detroit rivers and Lake St. Clair. The data will be used to determine where system maintenance and upgrades are needed to improve water quality and allow for healthy recreation in rivers and lakes; and
Partnership with the Michigan Department of Transportation and the Detroit Water and Sewerage Department on projects to either remove freeway drainage from the combined sewer system or treat the flow before it is directed to the Detroit River. The most noteworthy collaborations are with the I-94 and I-375 improvement projects, and on the proposed Gordie Howe International Bridge.
“By working together as outlined in the WWMP, we will maintain reliable, high quality service while protecting our natural resources for residents and visitors to the region to enjoy,” says Suzanne Coffey, chief planning officer, for the authority. “Everyone – our member partners and community leaders, no matter how large or small their community is – has a role they can play and a shared responsibility to support and help with the execution. We view this as a truly collaborative and proactive effort to look, find, and fix issues before they become problems.”

The results will be assessed in five-year intervals, with the plan updated and adapted based on progress achieved.

An interesting case study I hope it gets implemented here in the city on a larger scale.

The Alpena area is currently the focus as PFAS from the NORAD / SAC Air Base has infiltrated the ground water surrounding the closed military facility outside of town. The sinkholes in the limestone rich area in Lake Huron are proving this case study that out ground water effects our lake water more than in just rivers.

A lot of pre clean air/water brownfield sites and some facilities still operate (while in compliance) the ground has certainly been affected.

Groundwater serves a vital role in supplying drinking water and providing essential services such as cooling water for power generation, irrigation water for farms and landscapes, and industrial water in the Great Lakes Basin (GLB). Groundwater quality issues can lead to environmental and human health problems and can challenge environmental management. Groundwater exists in hidden natural reservoirs (aquifers) that gradually deliver water to many other surface water resources such as lakes, streams, and wetlands. Due to groundwater’s slow transport rates and the lack of a visible interface, there is often a tremendous lag between a contamination incident and the recognition of a problem [1]. To that end, protecting and remediating groundwater is often far more complex and costly than the same efforts for surface water bodies [2,3,4]. Regulatory efforts on groundwater primarily focus on contamination from hazardous chemicals and typically rely on a site-by-site approach. The high financial cost and piecemeal approach to groundwater remediation has led to a research gap in understanding of urban groundwater movement in cities that rely on surface water in the GLB [5]. This study reviews known and expanding information about groundwater resources in the Detroit metro region, the principal urban area in Michigan, as well as one of the largest in the GLB. In this region, groundwater is recharged almost entirely from rainfall and snowmelt that infiltrates down to the water table.

Historical hydrogeological studies relied on water well logs and surficial and bedrock geologic maps. These studies were primarily conducted for groundwater exploitation and did not typically address near-surface aquifers because they were not generally considered potential potable water sources. Leverett [33] conducted the first detailed study of the groundwater resources of southeastern Michigan. Leverett’s study was prompted by a potential shortage of available groundwater resources in the central and eastern portions of Wayne County. Hydrogeologic studies of southeastern Michigan rely primarily on water well logs. The reliability of these water well logs is limited by the lack of uniformity among drillers, absence of detailed subsurface lithologic descriptions, and insufficient geographic distribution of wells. The stratigraphic correlation of near-surface sediments in southeastern Michigan is complicated because of the complex nature of sedimentation by both ice and water [34]. Groundwater flows toward the surface water within the sand units, and if present, is generally found at a depth ranging from ~one to three meters from the land surface [6,31]. However, in Metro Detroit, the perched or discontinuous groundwater is usually encountered in the upper one meter due to the predominant underlying clay unit. Mozola [30] suggested that the source of groundwater recharge for sand, gravel, and coble layer may be the Defiance Moraine; however, this has not been confirmed. Howard [32] presented a surficial geologic map of the Detroit quadrangle, which can serve as a framework for assessing and redeveloping future urban sites. The final maps, including stratigraphic sections and soil layers across Metro Detroit, are useful for expanded studies on groundwater and the vadose zone beneath this region.
2.1.2. Local Scale: RecoveryPark Field Site
RecoveryPark is a nonprofit urban farm in the Poletown neighborhood of Detroit that provides local agricultural employment for residents [35] (Figure 3). While RecoveryPark is located in an urban neighborhood, a majority of the lots are cleared of debris and vacant. Apart from the existing or historic utility infrastructure and building basements, no other major subsurface features are present.

The United States Geological Survey (USGS) and the United States Environmental Protection Agency (USEPA) collaborated to study the effectiveness of green stormwater infrastructure (GSI) at this site since 2014. A water cycle monitoring approach was used to assess the role of GSI in a larger hydrologic context. The property includes a weather station and the only publicly available groundwater wells in the city of Detroit. The weather station was initially located north of the study (first location: 2014 to 2017) and then was moved to its current onsite location during fall 2017 (second location: 2017 to present). Soil boring data and in-pipe flow meter data from the site are available from the Detroit Water and Sewage Department (DWSD). Overall, there are 23 groundwater wells and seven in-pipe sewer meters spread over a 1.686×10−1 km2 area (Figure 4). The onsite sewer lines appearing in Figure 4 transported only local sewage (no off-site areas contributed), and the sewer output all flowed through meters E and F before exiting the study boundaries. Soil moisture sensors were added to the field equipment in 2017 and are located near the weather station.



RecoveryPark is a unique urban study area in that it includes one of the only urban well fields in the Great Lakes Basin [36]. The insights gleaned from this location offer a detailed understanding of one localized neighborhood but still does not remedy the larger regional knowledge gap. The lack of publicly available urban well data presents issues for groundwater mapping both at the regional and local scales. This problem is not unique to the metropolitan Detroit region. Most major cities in the United States lack open-source groundwater field data.

I believe this is the previous clean water program/study which would make the recovery park study and implementation the 3rd major clean water initiative in the region since the 90’s. The city’s implementation of blue water management initiatives such as on the Oakman Ave median in the Aviation Subdivision off W. Warren & the Rouge Park stormwater wetland retention system is a result of these studies.

3 affordable housing projects in Detroit get a boost from state

Three Detroit housing developments, each with an affordable component, have received gap funding from the state's main housing agency.

The board of the Michigan State Housing Development Authority this week announced the funding for the projects scattered around the city, totaling more than $74 million in total investment. "The developments approved by the Board this month will have a large impact on some of Detroit’s most vulnerable residents,” Amy Hovey, CEO and executive director at MSHDA, said in a news release. “Projects like these reflect our mission of partnering to provide quality affordable housing.”

Such projects generally rely on ample and myriad funding sources, often called "capital stacks" by developers.

Minock Park Place
Minock Park Place is a proposed $22 million mixed-use development in northwest Detroit's Grandmont Rosedale neighborhood. The housing component for seniors — which received a total of $12.8 million in loans from various programs administered by MSHDA — would offer 36 one-bedroom apartments and six two-bedroom apartments.

Twenty-four of the units will be available to tenants earning 60% or less of AMI ($39,780 for one person in Wayne County), while the other 18 units will be for tenants earning 50% or less of the AMI ($33,150 for one person in Wayne County).

I took my family to the LEGOLAND Discovery Center at Great Lakes Crossing in Auburn Hills for the first time yesterday.
The miniature display of Detroit is pretty cool. I noticed that they have some room to expand... maybe we'll eventually see a Hudson's Tower rising here too

Upgraded facilities, improvements coming to Detroit's city airport in new 30-year lease

For the first time in 50 years, the non-commercial Coleman A. Young International Airport (KDET) is expecting major revitalization efforts to fly in soon.

Last year, the city of Detroit obtained approval from the Federal Aviation Administration (FAA) to institute a 20-year airport development and strategy design plan, allowing the airport to apply for federal funding that would subsidize airport infrastructure upgrades. Now, the city has offered Avflight, KDET's fixed-base operator since 2011, a 30-year leasehold − the first long-term lease in the airport's 97-year history.

Over the past 13 years at Detroit's city airport under short-term leases, Avflight has provided essential services to the airport's flight operations, including fueling, ground handling, and hangar services. But now, as KDET's sole service provider, the 30-year lease gives Avflight new opportunities to invest in the airport, which the company plans to do starting this summer with the construction of a modern terminal covering at least 3,000 square feet and a 15,000-square-foot heated hangar adjacent to the existing terminal.

Detroit seeks developers for old Packard Plant site

Developers have until July 12 to respond to a request for proposals from the city and the Detroit Economic Growth Corp. for a little over 37 acres of the dilapidated plant property near I-94 and East Grand Boulevard. The 55 parcels that are being offered for sale to developers are all publicly owned through the city, Detroit Land Bank Authority or other public entities, according to the RFP.

The city has been knocking down parts of the old plant during the last several years, creating a large swath of vacant land where the Albert Kahn-designed property once stood. Officials believe the site is best suited for industrial and manufacturing uses tied to the automotive industry. Kenyetta Bridges, the DEGC’s outgoing COO executive vice president of economic development and investment services, said the city and DEGC will work together with developers “to create a project that will honor the legacy of the Packard Plant while driving economic growth and job creation in the area.”

Avflight seems to have a pretty good track record as an airport operator and services manager. They’re a local company based out of Ann Arbor they manage most of the regions mid-sized passenger airport’s. They operate Flint, MSB, Lansing, Willow Run. They also operate Grand Rapids, Winnipeg & Belfast in terms of larger cities.

I’m interested to see what kind of opportunities present themselves with a modernized KDET. The runway wouldn’t be long enough to allow any large scale passenger service. That’s including a slight lengthening that was proposed with the new master plan. A new flight training program and the reopening of the Davis Aerospace Technical High School on location is something to look forward to.

Haven’t heard anything about Toyota wanting to use City Airport as part of a UAV testing facility. Perhaps we will see renewed interest in aerospace development now that there is a long term commitment signed and money coming in for a major overhaul.

There’s very high demand for industrial space in the city & metro right now & one of the takeaways from the Mackinaw Policy Conference was a renewed focus on brownfield redevelopment. The site has rail and freeway access so it has positives going for it.

Im almost more interested in seeing if Duggan can manage to save and incorporate the Grand Blvd street front into the new development.

New park at Michigan Central will connect to greenways, riverfront

The developing park will open the Michigan Central footprint to Southwest Detroit as part of a larger plan to make the station and area around it more accessible and welcoming to all through connected public spaces, Michigan Central CEO Josh Sirefman said during a recent tour of the building, which reopens this week after a yearslong restoration.

Michigan Central officials meet regularly with surrounding communities, and Southwest Detroit residents noted the train sheds that once stood there were a barrier to getting to the train station area, Director of Communications Dan Austin said.

Bedrock buys Millender Center, parking garage and retail atrium

Current tenants of the Millender Center will continue to occupy the building, Bedrock officials said. The 729,079-square-foot property on the north side of Jefferson adjoins Bedrock's Courtyard Detroit Downtown hotel. Bedrock purchased that building from GM in 2019. The automaker had also been attempting to sell the Millender Center at that time.

This was slated to become a Tapestry by Hilton before covid, but that project was cancelled during the pandemic. Glad to see a hotel is back in the works.

Park Avenue House in Downtown Detroit Slated for 174 Hotel Rooms

Project HQ Hotels & Residences in Los Angeles, led by Sam Nazarian in partnership with Wyndham Hotels & Resorts, has announced the renovation of two hotels, including the former Park Avenue House at Park Avenue and W. Montcalm Street in downtown Detroit (2305 Park Ave.).

The historic Park Avenue House was designed by Louis Kamper and built in 1924 by Lew Tuller, a local hotelier. The 13-story structure has been vacant since late 2018, and was closed after apartment tenants, some of whom were convicted sex offenders, received a notice to vacate the property in 30 days.

New Detroit apartments open near Michigan Central Station

For those eager to live near the rehabbed Michigan Central Station in Detroit, a new option just arrived.

A newly constructed four-story and 78-unit apartment building, The Brooke on Bagley, situated behind the redeveloped train station at 2420 Bagley St., near the intersection of the Corktown and Mexicantown neighborhoods, celebrated its grand opening Monday.

The dark brick building contains mostly market-rate apartments, although 20% are set aside at below-market rents for those with qualifying incomes.

The $23 million development was done by Detroit-based Woodborn Partners, designed by Gensler architects and built on a formerly vacant lot that is across from Honey Bee Market and near the new Southwest Greenway recreation trail.

Plan moves forward for Detroit Horse Power to build urban equestrian center in Detroit

A plan to bring a large urban equestrian center to Detroit's west side took another step forward this week.

Detroit Horse Power, the organization behind the plan, purchased a 14-acre property in the area of Fenkell Avenue and Linwood Street, after the Detroit Public Schools Community District board approved the purchase.

The site is where the Paul Robeson School once stood. It was destroyed by a fire in 2011 and demolished in 2012.

Also, Detroit Horse Power officials said the site plan approval was granted by the city of Detroit's Building Safety Engineering and Environmental Department.

Conventioneers fly in, take the A-Line to Michigan Central, hop on the C-Line and head in to the Huntington Place Hotel.

Officials toast groundbreaking of $335M research center in Detroit

Detroit — Over 100 people gathered Monday morning with leaders of Detroit, Henry Ford Health, Michigan State University, and the Detroit Pistons to witness the groundbreaking ceremony of the new Henry Ford Health+ Michigan State University Health Sciences Research Center.

The $335 million facility is the first physical representation of a $3 billion investment and partnership between Henry Ford Health, MSU and the Detroit Pistons, Henry Ford President and CEO Bob Riney said. Work on the research facility officially began late last month in what used to be a New Center parking lot at the corner of Amsterdam and Third Street, and it is scheduled to open in 2027.

"The research center we're here today to celebrate is much more than a new building," Riney said. "This facility will come to serve as a beacon of hope and well-being for our Detroit community and beyond. And that's because the discoveries and advancements that can happen here have the capability to indelibly change healthcare as we know it."

Conventioneers fly in, take the A-Line to Michigan Central, hop on the C-Line and head in to the Huntington Place Hotel.

Any ideas for the purple, orange etc lines?
I would start with BRT between Rosa Parks Transit Center and Dingell Transit Center in Dearborn. Dedicated shuttle between DTW and Dearborn. Peoplemover can distribute to Huntington Place or anywhere else downtown.

Historic Detroit HBCU campus to become affordable housing

The former home of the Lewis College of Business at 17370 Meyers Road in Detroit — vacant since the college closed in 2013 — will be redeveloped into 105 housing units in a $29.3 million project called the Dr. Violet T. Lewis Village. Two historic buildings will be repurposed into apartments and a new four-story apartment building will be constructed.

The village will be named after Lewis, the founder of Lewis College of Business, who established the school in Indiana as Lewis Business College in 1928 during a time when segregation laws prevented private and post-secondary schools from accepting Black students. Officials and development partners gathered Wednesday along with family members of Lewis for a groundbreaking ceremony at the site.

The property was originally home to the Detroit Bible Institute, which opened the buildings in 1950. The Detroit branch of the Lewis College of Business, established in 1939, used the Meyers Road campus from 1976 until it closed in 2013. Since then, the Lewis College of Business became the Pensole Lewis College of Business and Design in 2021, and is now PLC Detroit.

Now, the Lewis Village development aims to reinvigorate the space. Wallick, based in New Albany, Ohio, a company serving the affordable housing and senior living markets, and Southfield-based Presbyterian Villages of Michigan are the co-developers for the project. This will be PVM’s 11th senior living community in Detroit, President and CEO Roger Myers said in a news release.

New East Warren Public Market to give a boost to small businesses, community

A new public market in Detroit's East Warren corridor will offer local residents a small grocery store with local produce, 12 micro-retail spaces, a farmers market, a community gathering space and offices for the East Warren Development Corp.

Local leaders and small business owners gathered Thursday to break ground for the East Warren Public Market at 16835 E. Warren Ave. The project will transform a former Pizza Hut restaurant into a resource for local businesses and build a 10,000-square-foot commercial and community space. The market is part of a $5.5 million project funded by the Strategic Neighborhood Fund, the Gilbert Family Foundation and the Ralph C. Wilson Jr. Foundation. The project, led by the nonprofit community group E. Warren Development Corp., aims to promote the success of local businesses and provide a resource for the community.

“This campus will offer a resilient space for local businesses to thrive right here in the heart of our neighborhood,” said Joe Rashid, executive director of E. Warren Development Corp.

Rashid, who has lived in the neighborhood for 10 years, said the development of the market is five years in the making, starting when the community group initiated its first farmers market at the nearby Flux City Development’s “Ribbon” mixed-use affordable housing project in East English Village

Now, the East Warren Public Market is aimed to be completed in 2025.

Great idea and location for the public market. Mack Ave on the far eastside has of the best retail districts in the city even if the Grosse Pointe side has done a better job preserving its historic character. E Warren from Morningside to Mack Ave in general is a great location for this type of development that will attract shoppers and boost small business.

The infrastructure improvements along Warren along with aggressive anti blight initiatives have really turned around residential blocks between Mack and Warren. The housing type being predominantly wooden siding didn’t hold up well to neglect and or lack of investment as well as the larger and or more ornate brick homes north of Warren did.

However the city’s focus on targeting the neighborhood for improvement in 2022 along with use of the land bank has helped turn the area around from one that was enticing to deal drugs to one that is enticing to enjoy the upscale local amenities. Revamping Balduck Park and building the East English Village Preparatory Academy at Warren and Cadieux along with a Detroit Works Center at Farmbrook have stabilized and brought in new investment.

With Outer Drive and Chandler Park to the north of Warren & Outer Drive cutting south to Mack there is an abundance of very attractive well kept housing in Morningside, East English Village & north of 94 in Morass - Morang. It’s gratifying to see the very pedestrian friendly streetscape improvements being implemented in central EEV along Warren at Outer Drive. There’s good potential for a revitalization like along Livernois in University District or Grand River in Rosedale Park. The commercial corridor is in good shape for the most part with buildings having retained their historic character & kept up while cladding is being pulled off is a good sign of things to come.
