a "sock puppet" is a person who is controlled by somebody else. The master puts its hand up the arse of a sock puppet and tells it what to say and do.

however, ed the sock is a canadian icon.

Interesting. Consider this, this is the first residential development that this developer has ever done (not experienced). the Strata fees are 25% higher than the other two developments in the area, that's not peanuts. The community centre incorporated into the development could be a problem just as much as a benefit (traffic), and if the community centre is build on the property it will be with money provided by all the projects in the area that have contributed to the density bonus, (currently shape has contributed approx. $8mil, Solo district appox $15 mil.) not the purchasers.

Sound like similar arguments I've heard over that past 20 years why people shouldn't buy a home. And over that time, with all the ups and downs, over all the values are considerably higher. But that is if you buy a home, if you are a speculator a buy to flip then you takes your chances.

Wtf? Who joins this forum just to detail reasons why to buy in this development?? Get this crap out of here. I believe there is a thread to discuss real estate deals instead. Which I believe has previously been mentioned before.

OK OK. on a more serious note, has anyone heard if there are any confirmed tenants for the retail space? Target is out, and I heard they were negotiating with a number of restaurants. There were rumors of TNT, but that kind of fizzled out. I know it's not expected to complete for some time but there must be some big tenants they are working with for the high profile spaces.

I really hope that H-Mart, Daiso (badly needed in Burnaby), Kin's Farm Market, Safeway, Apple store, Louis Vuitton, Gucci, Prada, Kate Spade, UNIQLO, Ever New, Lululemon, Aritzia, Under Armour, Victoria's Secret, H&M, Zara, AX, Tom Lee Music, Bosleys, Chipotle, U-Grill, Arbys, Maxim's, Olive Garden, Red Lobster, Cheesecake Factory, Kirin, Sun Sui Wah, Tropika, Banana Leaf, Jang Mo Jib, Guu will sign a deal with Shape Properties. I'd love to personally open a COBS Bread shop or Bubble Tea shop there.

Is there that much of a demand for an Asian supermarket at Brentwood.
I know Metropolis has a T&T, but that probably serves a very wide area.
Kensington Gardens is getting one on Kingsway (but that's the heart of East Van).
WRT Brentwood, there's a T&T at 1st & Renfrew as well as H-Mart and Korean stores on North Road at Lougheed (is the PriceSmart on Lougheed still a PriceSmart and is it half Asian goods?)

that price smart is a save on foods now, still has the same amount last time i was there.

there is an asian supermarket going into that new development on north road and cameron whenever that gets going

i dont actually mean Tand t specifically, any full scale grocery store in tower 2 will guarantee to do well , I give Tand T just as an example why Marine gateway does so well.
Anyone who arrive by skytrain can visit the grocerystore before going home.it is just the perfect location and adds to the marketibility of the development.

Have you compare similar size unit and same level in Metrotown?
Metrotown easily costs $75 more per sf
No garburator , no gas BBQ hook up in balcony .the difference is the land cost
1 acre in Metrotown costs $18 million
1 acre in Brentwood costs $1.5 million
How do you justify that price difference? Some one ultimately pays for the difference and it is the end user.....the buyer

Was that not a comparison of the two? (Metrotown versus Brentwood). It would seem Metrotown land per sq ft is much more expensive than Brentwood, without certain amenities (gas hookup etc) found at Brentwood, yet the prices are in the same league at Brentwood, whereas, if following mathematical principles, Brentwood prices should be lower. (correct me if I'm wrong)
