Ezra Riley Park is proceeding with presales. This should be a great project - really excited about this one. Here's the email I received from Birchwood Properties:

Hmmm... Emerald Stone is over 10 years old at this point. I don't know that the floorplans would have ever been online as part of any of the marketing materials.

It might be worth checking with a realtor though. I know that Julie Dempsey (Sotheby's) has a pretty good archive of condo floorplans, it might be worth reaching out to her for that info.

I haven't had a chance to go to the park point show suite. Has anyone gone in yet? I'm curious about the sales. Usually by this point Qualex would be bragging about how much they have sold in X numbers of days/weeks. I have a feeling this isn't selling as well as Calla or Mark.

Yea I went on the priority opening weekend. The show suites are nice, frankly, if it weren't for the great location i don't know what kind of edge Park Point would have over The Guardian. I know a few others have gone in already as well. I'd recommend dropping by if you're in the area.

The product is right, but the timing isn't. As we've already discussed, the price points are generally too high for the current economic climate.

Ya i was there too and got one. They are 50-60 units sold. Not bad for this market. I would say there is no comparison to Guardian. Guardian is nice but towers are a surfboards distance from each other and face to face. Park point phases are double the distance and staggared. Plus the location does not compare to Guardian - in my opinion. Same builder though - Axiom

i was there this past saturday afternoon - i was told they are 20% sold, which is unchanged from what i heard a week or 2 back.

also it was completely dead - there was us and one other couple in there.

So they aren't using ITC anymore? Good choice

I agree about the distance between the two towers as a definite negative for the Guardian. I was mostly referring to the floorplans - they strike me as quite similar to those in the Guardian. The finishings are more luxurious in Park Point, but I can still see potential buyers cross-shopping the two projects.

For those that have been to the Park Point Sales Centre: What date are they targeting for the beginning of construction and for completion of Tower 1? I know groundbreaking on Mark was a couple months after sales started, but the market is different now.

This comes a lot down to what you value in a living space. The tower separation was obviously not a deal-breaker for many Guardian purchasers -- granted that some of those will be investor-owners. IMO the only disadvantages to Guardian's location are hockey game traffic, vacant parcels nearby (though it will be exciting to watch things go up), and being much further from the lively parts of 17th (made up for partially be being much closer to both East Village and Inglewood).

But wasn't 30% sold on opening weekend? That would be only 10% more sold in a few months. That's not that great either.

I don't trust that number. 6 and 10th was 50 percent sold when they first launched back in 2012. And in 2014, it was still sitting around the same number.

Pretty weak numbers for both Park Point and Orchard. PP would have been sold out by now if this was before the oil collapse lol.

Glad to see Ezra launching, Kensington's really got a good going.

I don't think the 40% sold numbers are great. I recently received a promo email from the Lamb Development team advertising a so called 'Spring Sale', with savings of up to $70,000. Make of that what you will...

Ezra should sell out relatively quickly (for this economy) + the target market is radically different than it is for something like The Orchard.

Park Point is pretty good indicator of the pre-sale market at this point in time. It's a competitive offering from a developer with a generally positive reputation. *Stardust* may take issue with my last comment here, but perception trumps reality with the buying public.

Speaking of Lamb developments... it looks like Gotham in Ottawa has seen endless delays. We can expect more of this on 6th and Tenth and The Orchard...
