b) one (1) person and service loading space instead of two (2) spaces; and
c) one (1) delivery loading space instead of two (2) spaces.
2) for the establishment of an accessory parking off street above/below grade to permit a parking stalls width of 8 feet (2.43 metres) instead of 10 feet (3.04 metres) when the long dimension is immediately adjacent to a wall or column.

Conditions: 1) That, if any variance granted by this order is not established within two (2) years of the date hereof, this order, in respect of that Variance shall terminate.
2) That the design shall be in accordance with the recommendations of Downtown Urban Design Review.

Public notice of decision
On April 11, 2025 the Director of the Planning, Property and Development Department approved a heritage permit application to redevelop 291 Bannatyne Avenue (Sanford Building and Maw's Garage). This approval does not follow Historical Buildings and Resources Committee (HBRC) advice.

The HBRC advised the public service to not support the application. The proposed building additions were not considered to be subordinate to the heritage buildings. They felt that this part of the project did not follow Standard 11 of the Standards and Guidelines for the Conservation of Historic Places in Canada, which says:

“Conserve the heritage value and character-defining elements when creating any new additions to an historic place or any related new construction. Make the new work physically and visually compatible with, subordinate to, and distinguishable from the historic place.”

Winnipeg residents can appeal the Director’s decision by sending a letter of appeal. You can also attend the appeal hearing and may speak in delegation.

sounds like demolition and facade kept if done right could work well this building also includes maws garage no? interesting if done right cool exicuted. wrong yikes fingers crossed its done proper

is this the fugly one that's been complaining about in here? It doesn't look tooo bad in these renders. although they are not great and just elevation views.

The appeals were filed over concerns about the height, parking, construction noise, and character of the neighbourhood. Nothing out of the ordinary.

That is crap. It appears to be all brick, like Drew said. It is 8 feet taller than the building next door at 283 Bannatyne. It looks like it fits in to me. It would be awesome at that location.

Are there any renderings that are publicly available? I haven't been able to find any yet.

This is what their position is. Does this actually mean anything? The City can just reject the appeal?

This is an absolutely awful project. It rips apart all the heritage buildings and keeps their facades. It makes maws a parking garage. It looks like a building designed for Waverley west plunked on top of a city block in a national historic site.

Heritage buildings are not just facades....especially in a national historic site....why can't these shit developers go fill parking lots on the other side of downtown where it doesn't matter what crap they build.

I'm really disappointed in Hasel for overstepping heritage and UDAC. We need to give a shit about the exchange district.

it's not about height....its completely disrespectful design in the heart of a national historic site...they are proposing to destroy the buildings and prop up the facades...and plunk a ham fisted suburban building on top.

I shouldnt have posted that one in the middle of the convo about the Maws location.

I was also asking if we had seen renders matching what is shown in that link I shared, of that fugly one down on James. I lose track there's so many things going on.

there must be renderings on the variance application no?

I got someone to send me the elevations. They are better than the proposal I saw....thankfully they've changed it...still shit though....its basically a two big fake old buildings on top of a two real old buildings....no real thought into the design at all....heart of the exchange district.
