there should be more then 5 floors. should include an office tower or something. make this more then just a place people leave during the day.

6,000 residents are planned to live at the new Oakridge when all is said and done.

Hudson's Bay opened a new store in suburban Montreal today and retail insider did a story on it and in the story it says the next new Hudsons Bay store will be in Vancouver at the Oakridge Centre redevelopment and will open in 2022. In 4 years? Is that realistic?

Maybe if its not in the new mall portion.

0% chance new Oakride mall will be ready and outfitted 4 years from now.

The redevelopment will be done in two phases. If I recall correctly each is expected to take roughly 3 years, so it might be possible.

Thanks for the link. Up until now I thought the existing mall was somehow going to be reworked and integrated with the new mall much like Brentwood. The phasing plan makes it clear that the entire site, excluding the small office building, will be demolished within the two phases.

I believe within phase 1 there will be multiple phases as well though, since the DP issued to the city only contemplated the NW corner of the site, so about half of 'Phase 1' as shown above.

Yeah, I was just going to comment that those massive Phases.

I suspect that this would be a remnant of Woodward's lease (now held by Hudson's Bay).
Woodward's once owned the mall and likely inserted favourable terms into its lease when the mall was sold.

PS - good to see that QuadReal was able to negotiate a new Hudson's Bay store, whereas Ivanhoe Cambridge was not (?)
(based on IC backing off on their original design).

The last time I was at an open house in the Oakridge Centre, I overheard some people complain they had a hard time finding the event, and only found it because they eventually flagged down a security guard. It seems the event staff learned their lesson, as this time there were plenty of signs directing people to a storefront near the food court.

At I neared the event, I automatically assumed the noise I heard was the normal buzz of people eating and food being prepared. I signed in, ducked into the event, and was immediately confronted with a room bursting at the seams. It got so bad that, at one point, a person was either knocked into or lost their balance and fell into an information board, thankfully they were alright.

Unsurprisingly, the thickest part of the crowd was around the building model. Many people actually stopped and started discussing where they wanted to buy a home in the development, so it was hard to get a photo without someones hand in the photo picking out their future residence. Others seemed to be stuck in a daydream, as they joyfully described what a pleasure it would be to walk in and around the new green space.

That park continues to amaze me, and I can’t begin to describe the childlike wonder I felt when I first saw the large slide between the upper level and the civic space in front of the new community centre. I have no doubt it will be well used by children and adults alike.

Not a fan of the design. Looks less like Vancouver, and more like some nameless city in an emerging economy trying to put itself on the map.

Just don't like the fungus balconies.

The differing facade cladding on the podium facing 41st Ave look weird.

I actually like the fungus balconies.

Agreed on the podium. If they want a transition in the cladding it should be more fluid and organic to match the rest of the design.

Kinda looks like a cruise ship. They need to break up the massing. Something similar to what they have done along Main Street/Chinatown..

This is not going to be a building that defines Vancouver, so it doesn't have to look "like Vancouver". Heck, it isn't even in Downtown but part of a brand new master planned complex so they can - and should - go as unique as they can, which this is being.

Full steam ahead, I say, and hopefully no white spandrel! If they make this with reflective glass, this is going to looks fantastic.

Towers look great. Definitely iconic. I actually like the massing and the curves that add visual interest. What makes it look Vancouver is the plethora of trees around the podium and on the rooftop.

I just think that the balconies look tacked on.
If the podium was more organic/more solid surface, then the balconies forming a pattern rising out of the podium
up the glass façade would make more sense.
