Damn straight! People rent out their garages out there! I used to think people were nuts for wanting to be there, but I know better now. I get it. Having the absolute best weather in the country (imo) certainly has something to do with it, as does the wonderful live and let live attitude.

The trick is to know people, just like anywhere. I have personally seen some incredible (rental only) places for Atlanta-like prices, but they are word of mouth only.

Very interesting, I didn't know this.

At any rate, as long as I'm on this coast I'm staying put. I love Atlanta, and it only gets better and better. I haven't been this excited about it here in quite some time. Interestingly, I moved here from Orlando. College Park, right off of Princeton to be exact!

Ironically, my sister moved from College Park to LA!

Tell you what, I haven't been to ATL in three years, but "in Search Of Urban Atlanta", on City Photos, knocked my socks off.

How funny re: your sister!

Yeah, that was possibly the best ever photo thread of Atlanta. I'm sure it shattered quite a few myths about this place. What's really amazing is that as comprehensive as it was, he left out so much.

What parts of the area were you looking at? LA's median housing and rent costs as a whole are more expensive than most metro areas in the country, probably a little more than Chicago, but not as outrageous as the Bay Area. But the costs are highly variable and spiky based on geography. Practically any property within 2 miles of the coast is 7 figures unless you decide to buy a fixer-upper (I know someone who bought one such place down in Huntington Beach for around $500K), so that skews the average considerably. Unlike Florida, California (as you are probably well aware now) has a coastline whose residents/interests wield considerable power through the Coastal Commission and other means. I personally like that situation, but it does come with costs... literally.

I'm a renter. Will be until the day I die. Initially, the search focused on finding a room. I was actually pleasantly surprised to find rooms, in decent areas, for less than $500.

I found a tiny, bachelor studio (actually a converted laundry room), in Pasadena, for $400.

Now, that's something I realize a lot of people would probably kill for. The other side of the coin is that, at least for what I'm looking for, wages and salary are no higher than in Orlando, and lower than in Charlotte, where jobs appear to be much more plentiful.

So, it looks like it's going to be Charlotte. An old friend of mine is renting a HOUSE there for $450 a month. My share of rent, utilities, TV, internet, etc., would be just over $325. And I'm getting warm vibes on jobs that pay twice the wage that I was seeing in LA.

Hey, you could do a lot worse. Charlotte's a nice place.

Those prices you mention there are amazing - $450 for a house? What part of town is this, if you don't mind me asking?

Unfortunately, it's outside of Gastonia and, I think, about 45 minutes from Uptown. Where I eventually wind up is predicated on where the job is. Almost all the jobs I'm looking at are in Charlotte. So, the plan is to get the job, put up with the numbing commute, for 3-6 months, then find a one-bedroom apt in town.

No, don't have hopes of finding a house, close-in, for anywhere close to $450, Charlotte or anywhere. But they are a darn sight cheaper than in LA. I would like to be able to cover my rent with a week's pay, with fixed expenses no more than 50% of monthly income. This would actually have me living comfortably in Charlotte, not so much in LA. At that level, I'd essentially be paying for the privilege of living in LA.

Reminds me of the time, years ago, when I was driving down West Paces Ferry, in Atlanta, with my ex-wife and her parents. Her parents had lived in LA for a number of years. And when she saw the prices of certain palatial homes, the mom remarked, "Honey, in LA you'd have to live in a hovel for that amount!"

It's true, driving through Beverly Hills, which is not as picturesque as W. Paces Ferry, I saw only a handful of homes that wowed me.

Money just goes further in this neck of the woods. And you know what ? I'm a Southern boy too.

Ah, okay - that definately explains it! And it might be worth just staying off I-85 and checking out the drive in on U.S. 29/74. It would probably take the same amount of time, but would be a far less stressful commute.

When you do make the move closer in, don't overlook Plaza-Midwood or the area around Cotswold Mall. Nice areas, and your money will go a lot further that the very popular SouthEnd, Dilworth and Meyers Park hoods.

LOL! So, so true. And prices in the estate sections of Buckhead have dropped since the boom. Buckhead, Ansley Park, Morningside and Druid Hills blow Beverly Hills totally out of the water as far as being far more beautiful and with far more palatial homes. My L.A. friends are always almost overwhelmed when they see these areas. When they learn the prices, they are just in shock. One friend made the remark that living in Buckhead (around Blackland Rd.) "must feel like living in a National Park."

These both look great. And the updated renderings of 131 Ponce are FAR better than the original proposal.

Thanks for the tips on both commuting route and potential areas to settle in. It has occurred to me that the effects of a long commute might be mitigated through finding more picturesque routes. And besides, at least for awhile, just being in a new place will make for a more stimulating drive. Here in Orlando, it is not unusual to have to drive an hour or more to reach a particular destination. And having been here, for over ten years, it's the same damned thing all over.

Also, it's flat. I'm excited about hills!

Yep! And trees - lot's of trees! And four distinct seasons. I'm sure you'll enjoy the differences as much as I do/have. Not saying Central Florida doesn't have trees, but hardwood forests are just so different.

Don't know if you've ever experienced Spring up here, (CLT & ATL are identical when it comes to this) but it is beyond beautiful.

I love Atlanta, but I'm sure if you were to do a survey of people who do not live in LA or Atlanta, Beverly Hills would be a clear winner in EVERY category, except for pricing.

I'm sure you're right. But it doesn't make a whole, hell of a lot of sense to me.

Yeah, I'm sure you're probably right too - just in name recognition alone.

However, if you polled people that have actually BEEN to both it might be a totally different outcome.

For me personally, in L.A. I would pick Pacific Palisades, Bel Air, Holmby Hills, Laurel Canyon and even Rancho Palos Verdes ANY day over BH. You can add Old Pasadena in there too.

Selig Purchases

I just checked the Fulton Assessor maps to see where the upcoming expansion of the 12th & Midtown project will be.

Several parcels along 12th street between Crescent and Peachtree walk were purchased by "12th Street Block LLC" on 8/29/2012.

Several parcels just north of 14th Street between Spring and the Connector were purchased by "Selig Spring Street" on 9/12/2012.

You can see parcel purchases for the whole county at the link below. On the left, you will see an option "Yearly Sales." Check this option and the most recently sold parcels turn a dark blue.
