L Catterton just divested their 35% interest in Amazing Brentwood.

RIP to all those who thought this was the next lux node.

That's no surprise.
The existing tenants are all sportswear, entertainment or restaurants, and the revised plans look to have reduced retail areas.

So wait,......The Amazing Brentwood is not going to be the next Yaletown or the Alberni st. of the suburbs?

It's always funny how when these developments first get proposed they get marketed as some highstreet, lux retail-type destination of the sticks and of the Metro region,.....always forgetting that if any Yaletown types actually want to live in Yaletown........they'll choose to go and live in Yaletown.......and not in some Yaletown clone or wannabe in the 'burbs.

But I mean when they did come in you assumed they would do something... I mean like anything... I wonder where things fell apart.

Although North Burnaby is the more affluent area in Burnaby, they probably just couldn't compete with Oakridge in attracting the high end tenants, since Oakridge is closer to a larger affluent population on Vancouver's West Side.

There would only be market share for one non-downtown high end centre in the Lower Mainland, and Oakridge won. If they had been successful in attracting a Holt Renfrew or Saks 5th Ave. store, then that could have been a catalyst for other high end stores, but that did not happen.

I also expect that they closely monitored Sporting Life (which originally carried high end lines) and when sales did not materialize, that would have confirmed the absence of the high end market in the area.

The quality / design of the build-out of the retail spaces certainly was not the problem.

For what it is as is, it's not bad. My typical stop by is usually on a Friday evening. All the restaurants are busy, and the Starbucks is always full. Retail-wise, it's not a draw, but it's nice to browse a few things. They put on a lot of community-style events, which are popular. They are good at being social. I think from a shoppers point of view maybe if there were some better idea as to the future would be helpful, cause you do overhear people talking about the mall inside being so empty and dead, its not really clear that its going to be changed completely. The new towers going up are adding some nice depth as you come in from the west.

How many units/residents does the development already have? It's got to be far less than 50% of the full buildout, right?

I hope their leasing team has some news on some new tenants on the new side of the mall. It feels a bit incomplete right now, especially with the leases running out on the old part of the mall. We just saw Purdy's and several other places close since Christmas, and it looks like the Shoe Company's lease is coming up soon and not being renewed too. I feel like Gilmore Place's leasing team is running laps around Shape right now.

But I think with the new revised towers for Amazing Brentwood makes the commercial component even less important (unless the strata/rental market falls off a cliff). Once more towers get built they'll still have a better customer base catchment than Gilmore Place.

The six towers so far completed or under construction have over 3,000 units, and would be around 75% of the original 2012 masterplan. The new masterplan adds towers, height and density, and depending on what Shape eventually decide to build, is likely be around double the 2012 plan in terms of residential space. That means the existing development is less than 50% of the likely revised final buildout, assuming all 15 towers eventually get built.

I commute past almost every weekday since Highway 1 is just a pain. The amount of pedestrian traffic between Brentwood station and TAB and the new concord towers to the east is constant, always people walking between the two areas. With the completion of Brentwoood Block and The Yards its really going to be lively. With TAB it has created a nice base of offerings and the whole area will really feel more complete, already it feels much more of a city vibe than Metrotown, Kingsway doesn't really have much vibe despite offering more variety along it.

It's because the major developments for the past few years in Metrotown
have been concentrated in the residential areas.

But if you look at Station Square, it's quite lively even without a connected mall like the Amazing Brentwood.
If you imagine the Amazing Brentwood without the mall, it's quite dead.

The pedestrian traffic inside the Metropolis Mall will spill into Kingsway when we start to take it down.

IMO, Brentwood won't improve as much as Metrotown and will feel more like an activated condo town after the next decade of developments take place.
