It will be nice to see the tower B portion top out on this one as it will be the third tallest building in the downtown core until the Renaissance tops out. Only Place de Ville Tower C and Place Bell will be taller than this one.

I had a close look at the building today and I am really impressed with how they are dealing with the curves. Concrete is a series of narrow angle adjustments and the window panes are narrow enough to follow the slight adjustments to make it look curved. Much better than Icon with angular windows and balconies.

Man.. that continuous row of louvers above the windows look great. Very clean and functional. Aside from the obvious fact that you won't have any individual vents sticking out I think it provides a really cool aesthetic between the glass and white paneling.

Seems like they really figured out the geometry of the panels in the curved/ rounded sections.

WELL F-ing PLAYED!

bout time I see something I'm all in on.

This one is such a game-changer for the downtown area. I hope it inspires the redevelopment of more soul-less parking lots in the future

We only have three or four parking lots left downtown, so I totally agree with you. Renaissance is one of the last chances to bust the tabletop of the downtown skyline.

I wish there were only a handful of parking lots left. Downtown is still very much infested with surface parking lots. Here's a screenshot from an interactive map.

That's a very bad chart to use as a representation of "infested surface parking lot".

Many of those shown are tiny and irrelevant (and some are even on the street). Filter only the ones that can accommodate any relevant structure, and you will probably get 5~10 which is likely what he is referring to.

Most of those lots on your map are in Centretown (South of Gloucester). Downtown only has 3-4 viable empty lots for construction, as I stated.

I’d love to see that huge lot at Queen and Kent turn into a tabletop breaker.

Just south of Gloucester there are so many lots that could be better utilized to add much needed density and life to Centretown. One can dream. One of my favourite examples of this is the parking lot that became the Tribeca + Farm Boy et al. https://maps.app.goo.gl/FfT2gxMMuFMtGCLy8?g_st=ic

I didn't make the chart so I don't have any sense of personal connection to it or any sense of ownership of it. With that said, I don't think it's quite fair to describe this chart as "very bad". I'd call it an elegant tool to visualize just how much of our space is totally wasted on infrastructure for stationary cars. As a person who lives in Centretown, it seems to me like it more or less accurrately depicts surface and multi-level parking infrastructure and it does it in way that is a fully automated without any human hand-drawn polygons. And whoever made this spent time and energy on it and then made it available to the public for free.

If somebody thinks there's some major flaw in the tool that I'm not seeing, I'd encourage them to make a better one and release it to the public for free. ArcGIS is right here. Get coding.

Though, that is the benefit of the parking lots further south. We could actually theoretically see some real height one day. Does anyone have the view plane map handy?

I'd say the map is good and decently representative of the parking lots left (if a bit outdated). The CBD/Escarpment only have maybe three significant parking lots left, and two parking structures, along with a few spaces for infill.

I'm not expecting any opportunities for clump breakers beyond Renaissance unless Robert Campeau makes a proposal from beyond the grave.

The issue once you're far enough south to be outside of the view planes, the majority of buildings are low to mid-rise, so council would use one of the following excuses not to approve height;

-Anything tall on Bank St or Elgin St would not approved because it doesn't go with the "main street vibe"
-Anything tall on any other street outside of Bank or Elgin would not be approved because of shadow concerns and because it doesn't fit with the "character of the neighbourhood"

Full-proof way of rejecting height at any location in Ottawa.
