I went by this site a few days ago. Nothing seems to have progressed further, but given the fact that the site has ESC tanks and site safety signage, clearly they are intending to start something soon. If it proceeds as per the original design, it should be mice infill.

Some interesting things about this, though
-There is no Belford Properties site signage. All the signage on the hoarding is for Baydo, who appears to be the developer/contractor who took over Belford's site at 6630 Telford. Belford must be out of this project entirely.
-There is zero presale marketing for this project anywhere, so I have to assume this may have been converted to a rental project. Anybody know what the case is?

From August but it looks like the building behind the boot was well in the process of being demolished.

Wesgroup Reign

Quote:
Progress is taking shape at our Reign project in Metrotown. Once complete, Reign will bring two striking towers to the community, the South Tower rising 35 storeys and the North Tower reaching 38 storeys, together delivering over 600 new homes.

At Tower 1, the foundation is complete and the first underground levels are finished. Construction has now reached the third parkade level, and the building is beginning to rise.

At Tower 2, excavation is about halfway done, with foundation work expected to begin later this fall.

Ah! So bland and generic! You’d think this would be a good situation where they’d do something more dramatic in the colour

"Multi Plex zoning is already proving to be a disaster"

Looks great to me. Are they really downgrading it in Burnaby like the tweet suggests?

Not sure but this article is from this week about Delta but with new provincial legislation

Quote:
The B.C. government last week introduced legislation to prevent municipalities from having SSMUH regulations deemed too restrictive.

The proposed amendments will ensure all local governments are meeting the housing requirements allowing more diverse forms of housing, such as triplexes, rowhomes and townhomes, consistently throughout B.C., according to the province.

The government explained that while it expects only a small number of communities to be affected, the changes will remove barriers to the development of SSMUH by clarifying where that type of housing will be allowed.

“This change will prevent local governments from excluding zones where small-scale, multi-unit housing should be allowed or making further restrictions that make it more difficult to build anything other than single-family or duplex housing for communities with more than 5,000 people, and within urban-containment boundaries,” the province stated.

The amendments include, among other things, expanding the list of provincial site standards that can be regulated including the amount of buildable area and number of buildings on a lot, as well as housing forms to allow triplexes, rowhomes and townhouses.

As far as parking, the province explained, “If monitoring indicates that overly restrictive site standards and excessive off-street parking requirements continue to serve as barriers to the viability of homes that families need in some communities, the Province can put its recommended minimum standards into regulations and require local governments to implement those standards to enable small-scale, multi-unit housing.”

All the more reason to build another dozen so it blends right in. Burnaby's been neglecting density for far too long.

Not sure if you're being sarcastic or not here. Hasn't Burnaby been approving the most density of any municipality in the lower mainland? Granted it's in the form of towers and not infill density...

The CoV has the lead on housing starts, while Surrey's taken the lead on population growth.

Burnaby is a very distinct third in both. They've been incredibly reluctant to touch detached homes - having sat on secondary suites and multiplexes until the absolute last minute - so while, let's say, Metrotown has 7,907 residents/sq km as of last census (on par with Kitsilano), Burnaby as a whole only has 2,750/sq km (on par with West Point Grey).

They've run our of parking lots and shopping malls. The density opposition has come home to roost.

Interesting to see what they scale it back to and if it's still viable afterwards.

Personally I would love to see these absolutely everywhere. Not sure what people find so off putting about developments like these. I love the eclectic and vibrant feel that small scale mid density infill projects like these create.
