Yes, there was a proposal for this site during the boom years that seemed like a great addition to the lake amenities. It was a low-rise that housed several different uses beyond just boat storage. I can't find a rendering as I forget the name of it, but it's too bad it never became a reality. A marina house in that location with light retail would be a great complement to the retail component of the VELO apartments going up to the east of the marina. Speaking of planned amenities, anyone know what happened to the observation deck that was planned for A mountain around 2011?

DevilsRider - If The Terraces on Apache/Terrace is successful, it will nearly connect directly with Vertex, so I think the entire entire east side of Apache from Rural through McClintock has a lot of potential and would be seeing some more interest had the surrounding neighborhoods not forced Gracie's developers into 3 stories (which was still fought).

Which park-n-ride near the Hookah Lounge does Tempe own? The one behind Pita Jungle's former strip mall? If so, yes - those two sites would be great opportunities for added density, though the parking lot being even closer to the single-family homes might not be realistic. If tied to a redevelopment of the land that housed PJ's, though, it could work - perhaps 4 and 3-story buildings over commercial along Apache, with 2-story apartments/townhomes on the back lot? With Pita Jungle gone, that mall seems like it could turn into a dump rather quickly, so I hope it's either remodeled (with the current lot turned into a large plaza for eating/gathering and parking moved to the vacant lot behind) or replaced.

Whole Foods just announced a new, lower-priced brand "365 by Whole Foods." I wonder if they might test out the concept on Ash/Uni? Forever 21 is also opening a new concept store in Tempe - but, at TMP, of course.


Still wish that development had never been approved... almost every college downtown has some national shopping brands, and especially as it grows into a 'real' city, not being able to buy clothes for work, or pick up a shirt for a party will become really inconvenient for residents. It would have always been tough to draw the same mix as a mall, but add a fast-fashion brand like H&M or Forever 21, a couple of professional-attire shops, and maybe a boutique like the Hub at Fashion square to the Urban Outfitters, American Apparel, Sunglass Hut, and GAP that were there at one point, and you'd have a solid selection.

The Tempe streetcar isn't worth a dime, IMO. I would love to hear exactly what the goals of the route are. The Tempe streetcar isn't worth a dime, IMO. I would love to hear exactly what the goals of the route are. The first route that makes the most sense is Rio Salado Parkway out to Tempe Mkt Place then up Mill continuing on to Apache to where it picks up the Light Rail. The second route should be from Apache and Rural to Southern where the Tempe Library, Community Center etc is then down Southern to Mill then Mill to where it hooks toward Apache. That way the maximum amount of Students, Professors and people who work in the low rises on Rio and Mill would utilize it.

City of Tempe actually owns both park-and-ride lots, and two parcels on the south side of Apache at Dorsey too. A lot of opportunity for the City to leverage those spaces, particularly if they can do step-down development and possibly incorporate a grocery (to replace/move Food City, which opens that lot for redevelopment) and/or the New School for the Arts and Academics (to open that lot with Apache frontage for redevelopment)

Hanover signage is up!

Hanover has it's signage up! The fences around the project are still up, but the trees are in, and everything is looking pretty nice!
If you are interested in talking with anyone about the units or seeing some models, they have a rental office open on Mill Avenue between Mellow Mushroom and PF Changs (Between 7th and University.) I haven't yet be in, but I want to check them out.

Skywater on Rio Salado appears to be nearly completed. The fences are down on First Street, trees are in and finishing work is ongoing. I'll try to snap and post some photos this weekend.

The Lodge (at First Street and Farmer - opposite Culinary Dropout) looks like it is getting close to opening. I can't wait to check it out! I never went to the Sail Inn, so I don't know what it was like- but The Lodge looks pretty cool! (And I'll try to post some photos of it this weekend as well.)

ASU creating urban hub to pay for athletics facilities

Finally...the ASU Athletics District Master Plan is out! After quick read, it looks pretty good. Some quick highlights are that WFA will actually remain and will be renovated. They will instead build a new arena for Men's Hockey and other Olympic Sports either close to WFA or across the street E of Rural Rd. High-rise building slated for NW corner of Rural and University as well. What stood out to me was part of Lot 59 (where the large parasol structures are at) will be redeveloped to include mid-to-high rise office tower and on the other side closer to SDS, they will build practice fields and move over Dickey Dome. I kinda liked those shade structures hopefully moved somewhere else around campus.

Construction for first phase can begin as early as this year!

One thing I didn't like was that USA Place was not part of this new plan.

A bit aggressive considering all the other development going on in Tempe, but given ASU and their developer's track record (especially in Austin) I hope there is some traction going forward.

Definitely an aggressive plan, but very in line with the direction Tempe is moving. Very smart of them, too, to back the athletic facilities to the power plant. That space wouldn't have been much good for anything else.

Anybody know what's going to happen with the old frat row area / why it wasn't included in the facilities district? Seems like a surprising omission to me...

That's where the hockey arena might go...but article also mentioned might go on the other side of Rural

Oh Idk...maybe because ASU hockey has been upgraded to D1 and has made some serious noise the past couple of seasons...some "devil" fan....

Huge Devil fan... also a "realist". Oceanside Arena can hold 500 people max, I'm not sure ASU Hockey necessitates their own facility already. Hence the reason I said Crow seems dead set on hosting a Pan-Am Games. Seems like the facilities are geared more towards the Pan-Am Games, than whether they're actually necessary for ASU Hockey.

With Wells Fargo Arena getting renovated, including hockey in the plans could be a great move (assuming scheduling w/ volleyball and basketball would work).

Personally, I would rather see the rumored midrises that would house fraternities and sororities get built on that lot.

Take into account gymnastics and wrestling at WFA. I think it's most likely hockey is getting their own digs and maybe other sports will share with them to ease up WFA. As a band alum curious as to where they'll practice since the band field and storage room is not featured in the graphic.



People also need to take into account that this is a 20 year plan.
  • Phase One (orange areas) developed in 2015-2016: SDS, lot northeast of former Alpha Drive (surprised the whole lot isn't included though probably still for the university's plans), Marina Heights
  • Phase Two (green areas) two to five years: Packard or basically whole area at the intersection of Rio Salado and Rural and Tennis Center
  • Future Phases (yellow areas) no time table set: Karsten, Kajikawa Football Fields, Bubble, Lot 59, Lot 59 East
