Here it goes...

Selig owns and markets 44 12th Street - http://www.seligenterprises.com/index.php?option=com_content&view=article&id=135. This is on the eastern corner of 12th and Peachtree Walk. The building to its right is 48 12th street. The addresses on 12th Street Northeast start at West Peachtree and go up from there as you go east.

The 1105 West Peachtree development is the block bounded by 12th street NE, Peachtree Walk, 13th Street and West Peachtree (obviously).

The south side of the development, along 12th street includes a residential portion. As it is before 44 12th street (see above) on the numbering system it could be addressed 40 12th Street, NE.

That leads to the "12th West" branding. Selig has quite successfully developed 12th and Midtown. It has a known brand. They like "12th." This development is on the western edge of 12th & Midtown. My guess is that they're going to brand an apartment portion, "40 West 12th" with its address 40 12th Street Northeast and using "12th" in the branded name to stand in for both the street it's on and to link it with the term "West" to 12th & Midtown.

D80 - I mean James...James Bond, excellent work. So based on your intel, would this be the area shaded FUTURE MIXED USE in the pic below? This is also the block that includes the SLS Hotel fronting Crescent Street.

No that's not what I meant. Its all part of the 1105 W Peachtree block.

Speaking of SLS Atlanta, here's an Oct. 2017 article from Hotel Management where sbe's growth and development over the last year is described and SLS Atlanta is listed as one of the hotels they expect to open in North America.

They don't quote anyone on this and SLS Atlanta is still on the sbe website from back when they announced it in June 2016. The reporter could have gotten her information from there without checking to see which projects were current so I wouldn't take much stock in this being "new" information. The lack of other movement on this is generally bad news.

The pics below are from the GIS viewer. The 1st pic is the parcel where the condo building is located within the 1105 WP block and the address is: 32 TWELFTH ST NE. Given the fact the condo building is on the East side of the block and the address is Northeast, I do not think the 40 West 12th trademark applies to this.

The 2nd pic is 44 12th Street. Selig owns the "WEST" side of this block and Trillist owns the "East" side where they are planning their SLS Hotel.



So I think the trademark 40 West 12th is referencing the area shaded FUTURE MIXED USE in the pic below. Make sense?

I hear what you're saying but I don't believe that's what this is. They did not pay to have a brand developed and trademarked for a building and potential development they haven't even submitted to the Midtown DRC. Furthermore, Selig is still marketing and 44 12th Street (see my earlier link) and seeking a tenant for potential retail/restaurant or office use in the existing building. 44 is on the East corner lot of Peachtree Walk and 12th. 40 would be on the west side of the street, which happens to be exactly where the entrance is for a residential building Selig has already begun construction on.

It's clear to me that this trademark, like the 1105 trademark that was filed and approved at the same time, is for the residential building as part of the 1105 block. But it appears we're going to disagree. No problem, we'll see soon enough who's right.

Yeah I’m thinking google is wrong on this one and daharris has it right. The GIS viewer clearly shown a 40 12th Street west of Peachtree walk. That said, we are probably in for another big project for the future mixed use 3k pointed out. I just don’t think the parcel south of sky house is in play yet from what I see as parcel numbers at its location. Also to remember, SLS is only the northern half of the block. And I cannot recall if it takes up the either northern half or just a quarter or portion smaller than the entire half.

Great job of connecting those dots. Those two logos are absolutely graphic representations of those two buildings.

I don't claim to have time to thoroughly research anything outside what I do for a living. Is there any filing or news article newer than 2014 to show that Ashkenazy Acquisition is still owner/developer of the property? The Opus marketing website makes no mention of Ashkenazy. Who's really behind that curtain?

I'd love to own an apartment in this building. The surrounding neighborhood and Art Walk will be fantastic in 5 years. But damned if I would get into something where there's not an owner/developer with preferably local experience, but failing that I don't even know for sure who they are.
