I hope you're right.

That said, they have until late December (based on their most recent timeline provided) to break ground before even I start to doubt the prospects of it happening.

I Think I May Have Uncovered Something Really, Really....Big
* Normally I don't mind people taking my research and posting it on other sites without credit. For this instance I want to be credited

First, I noticed on the computer program I wrote Selig Enterprises trademarked the following:

Source:https://www.trademarkia.com/company-selig-enterprises-inc-4753482-page-1-2

Nothing New Here

Hold the presses, WTF is this?

So where is 40 West 12th?...perpendicular to Selig's 1105 West Peachtree development. Cool - I found another potential unreported development

Now where this get's really frickin' interesting is something I found by mistakenly clicking on a block in Google Maps I had not intended to. Guess what showed up...

?

?

A....I....f'en....G
Which is adjacent to Selig's 1105 W Peachtree development

https://www.google.com/maps/search/AIG/@33.7813258,-84.3897887,238a,35y,39.1t/data=!3m1!1e3

Net, net - it looks like Midtown is going to get a shitload bigger.

Judging by the symbols shown at the top of the filings in comparison to the renderings, I'm betting "40 West 12th" is the hotel/condo portion of the 1105 development. Where AIG appears on google maps is where the Northside medical building is being built, so there's something odd going on there.

The hotel is definitely on 13th Street and 40 West 12th is on the block perpendicular to 1105 W Peachtree.

What about the image that was posted makes you think this still isn't long term planning? It says its going through an environmental assessment as a precursor for federal funding. An environmental assessment, depending on size and scope of the project (as well as political will) can take years. Also, "precursor for federal funding" means 1) they anticipate and are relying on federal funding for this project, and 2) don't have it yet. There are untold projects with completed Phase 1 environmental assessments applying for and waiting on federal funding. This one may end up getting done, but 5-8 years from now to construction still makes sense.

I was originally thinking 40 West 12th was a rebranding of Selig's headquarters, as it looks somewhat similar to the logo. Your idea for the hotel seems probable, however, the hotel is not positioned on West (Peachtree) and 12th St.

3k, I'd love for AIG to come to Atlanta. Would be huge. I'm just not sure what to think of an arbitrary AIG location in Google. Would also be amazing if the block south of skyhouse was redeveloped, to include the USPS parcel. I am so sick of all the dead space in Atlanta. I'd check not if either parcel is owned by Selig, but the GIS viewer is not loading for me: http://gis.atlantaga.gov/dpcdviewer/

Just a follow up to the student housing project on 10th & Spring:
https://www.midtownatl.com/_files/docs/drc-agenda-11-14-17-update.pdf

As much as I want to see new construction of offices, apartments, and condos rather than student housing projects, this appears to be a quality development and I am eager to see it move forward.

I hate to be a wet blanket. Actually, this time I don't really mind. But....

As some of you might have guessed AIG has NOT decided to add an easter egg to google maps to announce a move to Atlanta. Before the building at 1120 W Peachtree was demolished to make room for the Northside Hospital medical builing under construction - a real life actual AIG agent worked in the building.

AIG Atlanta Office Address
The address of AIG Atlanta Office is 1120 West Peachtree St NW, Atlanta, GA 30309, United States.
Let's all do a little bit more research before posting wild rumors.

I checked the GIS viewer for the USPS block and the block is divided into 5 parcels with 5 different owners. None of which are Selig.

The bottom line is this new data point today, as well as, the previous details:

Quote:
American International Group, better known as AIG, is in the early stages of a possible corporate consolidation. One of the country's largest insurance conglomerates, AIG is at least considering Atlanta and Dallas, two cities where it already has sizable operations. Sources tell Bisnow AIG has been making inquiries with landlords and developers about a possible corporate campus where it would use at least 600k SF of office, preferably within a mixed-use campus.

and

Quote:
Selig Enterprises filed plans with the Georgia Department of Community Affairs for a green light on its 1105 West Peachtree project, a mixed-use complex that would sprout at the corner of 12th and West Peachtree streets. According to Selig's development of regional impact (DRI) application, the developer is looking to build a 32-story office tower with 770k SF, a 1,500-vehicle parking structure, a 156-key hotel and an 81-unit condo building. The site is across from the new Northside Hospital Medical Office project and Related Development's Apogee Midtown project.

Should pass even the most rigid bullshit news tests. You heard it here first folks: AIG is coming to Atlanta and yours truly broke the news!

Since when did this site have a requirement for posts to be fact based? J/K.

Seriously - What are the friggin' chances an AIG agent would have an office across the street from a planned office that is coincidentally the size of AIG's Corporate office consolidation requirement rumored a year ago?

"West 12th" Street doesn't exist. There's definitely one new building (that looks kinda like the symbol) at the northwest corner of 12th and Peachtree Walk, whether its the hotel or condos. The existing building at the north east corner of 12th and Peachtree Walk has a 44 12th Street address, and the addresses decrease from east to west. So it would make sense that the new building at the northwest corner would be 40 12th street. I think this is just some type of branding for the building or development... anything else is a stretch.

The "West" in the trademark most likely indicates 12th Street Northwest. There is a 12th Street Northeast which is in the area of Selig's 77 12th apartment tower.

Its all good. Just from my experience the location tags on Google Maps are much more likely to be out of date than they are to be leading indicators. Clearly that address is still out there on various out of date websites associated with the AIG agent's old office. The map also still shows the outline of the building that was demolished over a year ago.
