Back to the topic to say that stretch of Ellice has a great restaurant scene it might be underselling it. A lot of my favourite restaurants in the city are in the area there’s just so much variety there. Pair that with the proximity of other amenities such as a nearby school with easy access to Polo and Downtown you might have hit a jackpot for some residential units. Also agree with TV and add CRUs up to the sidewalk it could really fit in with the rest of the streetscape.
Just curious would a zoning variance be required to make it RMU cause I’m assuming it’s a C1-C2 zone as is. Either way I think 2-3 stories is a perfect size for that lot with about 6-10 residential units.
It certainly has that vibe with the forecourt area where gas pumps likely were at one time.
Just about anything new on that site will be an improvement over a run down building with a garish "DISCOUNT EVERYTHING" sign on it and a big parking area in front of it.

Great to hear more good things for the West End. Long time West Ender that lives around the corner from 701 Ellice and the fact they are looking here for ideas is I think quite interesting. Though still bleak for a bit of a stretch the area has lots going for it and the corner of Ellice and Maryland is looking to be a happening corner.
WECC just opened their patio and have been working on more events even prior to the pandemic. The Feast Bistro is a great success, The Gargoyle theatre about to open and next year The King Cob Market Pub should open beside the WECC. In the same block you also have Good Will Social Club and so much more. And see the potential for a couple of other buildings close by as well.
Now if someone would buy and redevelop the old gas station that is for sale at the corner of Sherbrooke and Ellice (593 Ellice) with main floor retail and a few floors residential, maybe a little courtyard... that would be something!
I was just going to say the same thing...I didn't get my word from the street though.

Winnipeg must aim to do better than this render. In a crowded city like Toronto, a building like this would blend into a sea of other buildings and no one would mind an eye-sore. In Winnipeg it will define the skyline for decades to come.
I'm not saying it has to be perfect, but this Sim City 95 render is not offering much hope. Look at the works of art they had the ambition to build in the Exchange 100 years ago. Let's get at least 10% of that ambition back and not accept monsters like this.
There was a building on Hargrove at Ellice that was demolished to make way for the Centrepoint Parkade. It was a simple one storey building with a dozen or so storefronts. Each unit was like 1,000sf. It was specifically designed to be a small business incubator type building. It was always filled with little restaurants and start ups. The small units allowed an affordable rent. I would love to see something like that there. So much local entrepreneurship in that neighbourhood.

Here’s a good description. I was pissed when they tore it down for a parkade. This is exactly the kind of building we need downtown and in the inner city. If I was rich I’d build one.

Funny part is that's actually my quick render, the official render/designs has suburban condo type square windows, with striped concrete between every floor. Vertical windows were my little idea
the render is atrocious. it would be a crime to build that in Winnipeg knowing how prominent it would be in the skyline. I looks like a 70's tower. They'll need to step up the design a bit. I'd hate to see the skyline take a step back with that one.. it's only slightly better than a Baydo tower.
