Seriously those few projects could be the start of something more along that stretch. There's already so much action south on Pembina, hopefully it's creeping up towards the downtown.

Maybe if the City would let that snake GEM build out Fulton Grove, and they're be some real TOD happening.

I thought 221 Stradbrook was the only land that got the actual TOD designation, which allows for high density, low parking, and commerical at grade without variances (among other things). I was just thinking about this – a lot of vendors have or are about to close due to hotels shutting down. Since the liquor privatization bill was just pushed backed again due to PC leadership change, I think it's time for LGCA to seriously look at removing the ridiculous hotel requirement for beer vendors – as its just making it more and more difficult to access without driving or long transit trips.

While conglomerate beer sales are down, craft and cider are up significantly, and the seltzer and RTD (ready to drink) market is booming. Vendors are allowed to sell any RTD beverages under a certain alcohol limit, so all these new inventions in alcoholic RTDs are fine to sell at vendors.

In terms of Quality Inn, is it possible they're just changing banners? They just invested a bunch in upgrades to the beer store over the last few years.

Just want to say, that while this is obviously anecdotal, the foot traffic on the sidewalks in Exchange and Downtown the last week is up significantly. The fact that traffic levels are back to pre-pandemmy would back that up. While obviously it's not what it was before, but people are definitely returning to office in significant numbers.

It was actually me, who leaked the proposal in late winter.

The overall design was kind clumsy, heavy looking...was not that great.
It definitely could have had a bit more style & refined details.
I was however looking forward to another 40 + tower downtown not to mention the empty parking lot finally being developed.
Hopefully soon.
Otherwise the former St Regis could have been possibly redeveloped, turned into a boutique hotel.
I detest the sea of cement lots downtown & hope some group wants to seriously develop that lot.

There was a building on Hargrove at Ellice that was demolished to make way for the Centrepoint Parkade. It was a simple one storey building with a dozen or so storefronts. Each unit was like 1,000sf. It was specifically designed to be a small business incubator type building. It was always filled with little restaurants and start ups. The small units allowed an affordable rent. I would love to see something like that there. So much local entrepreneurship in that neighbourhood.

Could combine it with a bit of housing.

I’ll try and find an image of that building.

Was that a gas station at one time?

This is my neighbourhood and I love to hear that someone is willing to invest and make a go of something down here. I really believe in the potential of this area moving into the future.
