Where on 51st ave is Sun building? The only thing I can think of is the empty feild between the old arbys and the global studio.

^ that makes more sense. With all the centrally located apartment condo buildings under construction I'm wondering if we're close to a saturation point with that type of product. I'd doubt there is any movement on the Encore until the Ultima is much further along

For people who have destroyed their credit rating (or never had any) and have been getting all their cash under the table doing grunt work their whole lives, the answer is "yes".

I knew a woman (only casually )who was an exotic dancer for the last 6 or 7 years, and she made lots of money, but it was all cash. She bought everything with cash. She didn't own anything, didn't have a credit card (never needed one), and when she got a new job she needed direct deposit, but it took a good month of asking, groveling, and looking around to get a bank account. The only bank that finally give her an account was Servus Credit Union. Before that, she had to cash all her cheques at Money Mart. And she wasn't the only one of her friends who did (not all of them were strippers, either - ha ha).

A pawn shop AND a payday loan place do not belong on Jasper Avenue at all, let alone together in the same building. There's already way too many payday loan places on 124 St, sad that people still see downtown as the right market for one. Even worse that they think a pawn shop would be able to survive as well on Edmonton's premier street...

Overlays are great & all, but it seems like they get ignored a lot. We have a no new liquor store & pawn shop overlay on 118th ave (the existing ones are allowed to stay) but regularly, they try to get new ones in. Then it's a fight.

We always win, but our language is a lot more specific than yours

Council approves zoning (ie. downtown plan with JAMSC), DO's approve development applications/changes of use etc.
