There can be more than one level of blame for things. The bicyclist obviously did something stupid. And maybe the street designers also designed something unsafe. The latter didn't commit manslaughter, but bad street design certainly contributes.

As for hospital design, I agree that aesthetics aren't in the top handful of considerations. It's more about adjacencies and other factors that support care and efficiency (particularly with the recent Lean push), including factors like operational cost. Hospitals care about image, but their buildings don't include a lot of extra money for image.

We're all kidding right? We're blaming the street and cars for a cyclist going the wrong way on a six lane road? Who in their right mind thinks biking on the wrong way of a busy road is safe? If this was me, my parents would literally say, "Dumbass, that's your own fault". Which is the right thing anyone with and ounce of common sense would say.

He could have dumped over to Harrison, a block away, and saved his own life. That street has close to zero traffic. But if you're lazy enough to take a huge risk and bike on Colorado Blvd the wrong goddamn way, you deserve to get hit.

Quote:
Since Erickson was hit while biking against traffic, in violation of the law, the common knee-jerk reaction has been to blame him for his own death. But the medical examiner’s report reinforces the notion that Erickson was acting rationally, given the constraints imposed by the street design.
This is just as bad as saying James Holmes did what he did because he didn't know any better.

Quote:
Blaming Erickson for his own death exemplifies an outdated mentality that puts the onus for safety on the most vulnerable people on the street. Policy makers who are committed to reducing traffic fatalities don’t look at it that way. Instead of pinning the blame on Erickson, they would seek to understand how his death could have been prevented, given what we know about streets and human behavior.

What if Colorado Boulevard wasn’t designed for high motor vehicle speeds? What if there was dedicated space for cycling, so people on bikes could actually avoid dangerous traffic? Would Erickson be alive today?
No he wouldn't be alive today because he was still going the wrong way. A cyclist going the right way, in a bike lane, could have hit him, knocked him into traffic and gotten him creamed by an earth crushing evil car. He didn't have a clear mind, he just thinks like everyone else in this cult mind, that the road should be designed for him and his like, not cars.

He'd be alive today if he wasn't wearing such "come run over me I want it bad!" clothing.

Streetblogs Denver is hilarious. The heavy-handed editorializing and blatant fact-twisting suggests that should the Streetblogs gig not pan out that Sach's is tailor made to work for a Tea Party PAC doing outreach. Just imagine the headlines that he could do on Obama.

Although, does Sushi Den need more parking? Are they getting ready to expand seating? It seems like it's hard to get a table there already. They aren't going to do themselves any favors if they increase average wait times by 30 minutes or more by making it easier for more and more people to get there.
Well, you've got Sushi Den, Izakaya Den, and whatever Toshi Kizaki has planned for the two retail spots. I'm sure that parking will be at a premium for that area- more so then it is now.

It's still caught up in bankruptcy proceedings by Jesse Morreale. Based on a cursory search it looks like the Morreale just lost an appeal seeking to overturn the bankruptcy courts decision to convert his bankruptcy from Ch. 11 to Ch 7. Hopefully that means that the property will transfer ownership to the creditors and a new owner who will redevelop will be found.

Or were they asked by their client possibly, maybe, to build something that maximized the usable area of the building while keeping with the general theme of all other buildings Denver Health has built in the last 2 decades? Could they have possibly, maybe been asked to do that as a competent architectural firm? Just maybe?

It's not going to be stick (likely given it's height), it's likely going to be clad in brick (if it does follow the lead of other DH buildings), it DOES fit with all the other buildings the hospital has been making for the last many years, there's no surface parking, the entrance to the garage is on the side street, and not all that big, they've even slightly broken up the facade along the long length of the building. It continues new height that has been being added to Broadway recently. Hell it hits nearly every erogenous zone of the teachers I had in Architecture school. We could even imagine a soft sigh, stroke of the beard and thoughtful nod while we all contemplate how much of an intelligent statement the building makes by NOT making too much of a statement.

And while we're on cherry picking, way to not defend cheerleading the stealing of money from private citizens through 'historic by contract' BS.
Look at the hospital designs by Bertrand Goldberg and Edward Durell Stone and even the original Denver General Hospital before it was altered beyond recognition. Look at the former hospital that was Amazon's headquarters until they moved to a new building. Sorry, this design doesn't even come close to what is possible.

Why, because I am uber stylish and have the design knowledge to call out architects and developers when their designs are shit? I guess dissenting opinions aren't allowed on this blog. I don't care that this hospital is a 1980's Tech Center through back, but I'm not going to heap praise on it either because it is just functional. I thought that was what everyone else likes to bitch about also. Moving on now.

Sure sucks when someone tells you what to think about things doesn't it.

Except of course when you or your allies choose to tell a private citizen how to think about his property's historic significance.

The Roundup

Justin Denver Urban Review has details on a new 352-unit apartment coming to Olde Town Arvada. While only a 3-story suburban style project the units will be as large as 1354 SF and over 70% will have an attached garage.

Caitlin Hendee, Denver Business Journal has a could-be-better but still interesting piece about Denver in and out migration. The top sources for net migration to Maricopa County (Phoenix metro) was 1) Chicago 2) Detroit 3) Los Angeles 4) Colorado Springs and 5) San Luis Obispo.

Ben Miller DBJ writes about the Marijuana industry gobbling up the warehouse space.

RyanD has a terrific photo tour review and refresher of various projects and crane construction. In case you missed it... scroll up.

I have to agree with corey that while it will get the job done, for such a prominent corner the hospital building could have easily been more interesting.

For my second post as a wannabe-not-lurker, I just want to say how much I appreciate that you're always aimiable and down to business. I wish more of the dialog here reflected respect (even in disagreement). Plus, as a jazz musician, I can't help but love the name and prof pic XD

PLANSIT, how do you look this up now that they have changed the system?
I have tried a few times now but cannot figure out how to navigate it. Thanks.

City-by-city look at house prices, as Denver leads the pack
Published: Aug 25 By Jeffry Bartash, MarketWatch

I did happen to catch an interesting article at 5280 - The Denver Magazine by By Luc Hatlestad from August 21 2015
"Is Denver's Housing Inventory Problem Improving?"
Quote:
We're not yet back to total sanity, but recent trends are encouraging.

Would-be sellers have been suffering from a post-recession PTSD that made them more cautious about putting their properties on the market, because even if they could be sure their home would sell, the historically low inventory meant that they might not be able to find a new house to move into.
It's a short but good read.

"Apartment Markets Survive New Construction, So Far"
Aug 25, 2015 by Bendix Anderson National Real Estate Investor
Quote:
Banks seem very willing to finance these new developments. “You will have a number of lenders offering financing—no matter where,” says Michael Riccio, co-head of national production for CBRE Capital Markets. That includes nearly all property markets—with the possible exception of more troubled markets like Houston and Washington, D.C.
I thought that quote noteworthy partly b/c Trammell Crow is a subsidiary of CBRE. Looking ahead while there's a lot under construction it appears that we'll experience a bit of a lull in new starts. For any projects that would break ground say next spring they wouldn't be completed until end of 2017 which may be deemed a very acceptable risk by lenders. The stock market tribulations may even enhance the capital looking for good real estate investments.

Another day, another rogue landmark designation filing in the W. Highlands area to try and block a development. What's especially dubious about this one is that if you do a little digging of the the person who filed the historic landmark designation, you will find that they live on W. Clyde Pl. directly south of this proposed deveopment, and they have only lived there since 2010.

Quote:
Historic designation battle brewing

Trammell Crow Residential plans 5-story apartment building at 38th and Lowell.
Buildings on site may qualify for historic designation.
Buildings designed by architect William Muchow.

Another battle to save what is being described as “historic” buildings is brewing in Northwest Denver.

A notice of intent to file a historic preservation application has been submitted to Denver Community and Planning’s Landmark designation staff for two buildings at West 38th and Lowell Boulevard in West Highland.

That is where Trammell Crow Residential plans to develop a luxury, 5-story, 322-unit apartment community with 31,000 square feet of retail called Alexan West Highlands. Alexan West Highlands would be designed by Shears Adkins Rockmore Architects.

Records show that Trammell Crow Residential earlier this summer paid $11.29 million, or $89.35 per square foot, foot for the 126,369-square-foot site.

The developer sees the action as a move to stop a development, not an effort to save truly historic buildings.
