I'll have to agree with BFS here. Long term vision for the Lenox superblock really ought to incorporate some massive density in the area. There are already two skyscrapers there (the JW Marriott and the adjacent office building).

It's going to be a unique challenge fitting in skyscrapers as well as accessible, easy-to-use parking decks on the land. But the long-term economic incentive will push Lenox towards the highest value approach (office towers).

Also, I'd much rather push for the CARS going underground at the Lenox/Peachtree intersection than the people. Putting the through traffic on Peachtree Street underground (just like how through traffic on Lenox goes under the Phipps entrance road) would make the area a lot more pedestrian friendly.

In fact, I can think of a bunch of places I'd like to see cars go underground--Freedom Parkway @ Boulevard tops the list--but that's another discussion altogether.

I think your conclusion is partially correct. However, even in your higher density scenario, street level retail is likely to be included.

Hopefully by the time this is an actuality, retail will be mandated by whatever powers that be: Buckhead Coalition, The NPU, City Hall, etc.

I don't share the pessimistic view many of you seem to recently have acquired.
The City's transformation is still moving forward in a very positive way just as it has since I moved here in 1977. There have always been periods when things slowed down dramatically with heart wrenching disappointments which eventually have always made way for something often much better.

77 12th speeding up?

It would appear that 77 12th is moving into a more pre-fab phase and this may speed up their floor construction with repeated floor patterns. Interesting.

The finishes on the exterior look nice. And the pool area looks well done despite the fact that they are showing about 100 chaises around that dinky pool. It's going to be hell keeping all the tanning oil from clouding that water up.

But what I do not get at all about these new developments are the squished in living spaces. Are people not expected to eat at dining tables any more? Is the breakfast bar the most anyone can aspire to, for what, $1500 a month for a one bedroom? Do all foyers now only feature the door to the laundry stacks?

It's sad to me that these places lack any style, proportion or elegance in the interiors. I guess you will have to do all your entertaining on the bocce ball court...with 500 of your closest neighbors.

Those floorplans are particularly atrocious. Every single 1 bdrm in the building is in the 7xx sqft range? That is just tiny.

I agree with you though, it really is almost impossible to find even 2bdrm condos being built that have actual room for a full dining room area... let alone 1 bdrms.

Generally people who live in these places live alone or at most as a couple. If you have $1500/mon to spend on rent, you seriously value location over size since you could rent the 4bdr house in the 'burbs for the same amt. Also, I'm pretty sure the Atlantic has the 1,000sf+ 1bdr market covered pretty well. Those extra 2-300 sf would probably cover enough space for a dining room (or wind up w/ a secret sublet). If you're dead set on a dining room table, my old apt in Duluth was only $750/mon w/ 850sf and attached garage ('05-'06 prices). Plenty of room for a nice 6 seat table. Just be prepared for getting your stereo stolen by meth heads if you accidentally leave the car outside the garage for an hr.

Given the choice of living in a lowrise Post style place w/ your standard carpet, formica, cheapo black appliances and an extra 50sf, I think many young professionals will choose the highrise w/ solidly nicer amenities for an extra couple hundred a month. It's what I did for a year before buying a slightly larger unit. Been in 1bdr condos for 4 yrs now and never really found myself really wanting that much more space since my g/f and I both travel for a living. As I consider settling down I may upgrade a bit but there's quite a gap between condos and townhomes in the area. Even w/ my 20%+ equity coming up w/ another 40k+ to get into townhome seems rather difficult these days.

FYI, there are no 1 BR's available at the Atlantic. They did start at about $1800. Also, the new Park and 12th place is also out of 1 BR's. The lack of availability of 1 BR's during my search for the past two months proves to me there is a definite need in Midtown for these types of units. My partner and I are looking for a place and would be filling one of the units of Skyhouse or 77 12th if they were available sooner.

Coming from a Post property, we've always had as much space as we needed given that we also travel for work. Granted we keep a fixed number of coat hangers and throw out things we don't use or need. A small dining room table is more than sufficient for us. We like to eat out or while we watch television. We've had a hard time finding 1 BR places in Midtown that we actually want to live in... a place with a view, good amenities, etc. There's not much out there right now. Looking forward to having more options.

^^^That's amazing! I walked by Park and 12th and almost took a picture as I had noticed that several of the units were already occupied. Atlanta rental prices are on the up. I predict that Skyhouse and 77 12th will exceed investor expectations and it's no wonder Novare is trying to break ground on its next building.

And it's no wonder Atlantic 1 BRs sold so quickly - they were CHEAP (on a psf basis). They are huge units in that building starting at $2,000 and going to $4,000, units that would be double the price if they were in 77 12th if one were to reconcile for PSF prices.

Thats great to hear ... its gotta mean that at some point the market is going to swing back and people are gonna start up the conversation in their ahead again that goes like "god damn, this rent is so high, for this monthly payment i could be owning"

unfortunately it still seems like condo prices in midtown are still on the decline... they certainly aren't shooting up the way rental prices are.

The website and renderings look great! This building can achieve a huge price premium compared to Skyhouse. Better location, better amenities, and nicely executed retail.

Urban Outfitters is not renewing their lease on Ponce. Rumor has it they are looking to move towards one of the Beltline projects. Maybe the Inman Park Redevelopment or Ponce City Market? Urban also is trying to pair it with one of their other brands. I highly doubt it is Anthro since that just opened on the Westside.

And Paces Property has the Stoveworks property under contract. They are going to completely transform Krog Street! Some really nice things happening in that area.

Do you have any more detail/links to what is going on in the Stoveworks area?! That sounds very exciting. Krog Street is just begging for some redevelopment!
