I don't recall the core sticking out in the renderings. I also believe they could have found a less conspicuous spot for the venting. Overall, it's still not bad. Residential and office just don't fit well together.

I love how Pearl looks so much taller than she actually is.

If you are looking for something clumsy and disconnected, just wait a couple of weeks until they start cladding the residential portion of 488 University.

^ From the east elevation it's an extremely clumsy and disconnected transition.

It also lowers the value and desirability of the commercial asset.

Commercial owners generally aren't keen on an apartment building sitting on top of their asset.

Good post.

I never thought of it. I never thought of it. It makes sense. There will be common spaces no matter how separate one is from another.

You might think so but no, not touchy at all. Just pointing out the obvious

Sure. For a little perspective, there's also hundreds of office towers in Toronto and maybe a dozen mixed office and residential towers . Some of those have been converted to full residential over the years. Perhaps it has gained in popularity however, I can't think of many mixed office/residential towers built in Toronto over the past 15 years. The office space is always a condo corporation too like Hullmark Centre.

488 University doesn't really count because it wasn't designed as mixed use from the ground up. Square footage was added in the form of condos to probably recoup the costs of the needed reskin/upgrades as quick as possible.

This street is the centre of mixed office/residential developments in Toronto. There's 3 towers in a row. The former office podium of this tower is now residential. One is also a condo with just an office tower attached to it.

Naw, He's right. You're in denial. What does bringing up 488 University again that, coincidentally, happens to be in Toronto prove anything about Stantec? Is Stantec's transition better than 488 University? Sure. Is it better than Telus Sky or Shaw Tower? It screams city vs city. Pathetic.

Glad to see we agree about 488 university...and comparing 488 University which is a similar building with both office and residential components that is also a building featured in this thread is valid. Who's touchy now...hmmmm...
