No I did not take one. But what was sold and what is being delivered in nothing short of embarrassing, problems with the modular builder notwithstanding

Except that the folks involved were not amateurs and had significant experience in the industry.

^you are factually incorrect. They might be new to their own projects, but worked for others for some time now.

Certainly, but the facts remain they were not fly by night folks with cash and no experience. Lessons learned for sure, hard ones.

Anyways, how about that Augustana tower moving forward.

you say those things as if it's better being a less than competent professional than an amateur? i would suggest that makes them and their consultants more culpable, not less.

if they were not amateurs and if they had significant experience in the industry, the process and the implementation and the result falls all the more-so on them, not less.

we're talking about our built environment, something that will exist for a very long time. it shouldn't matter how or by whom, this kind of thing shouldn't happen.

how about that augustana tower moving forward? how about one topic at a time when they're completely unrelated?

^I don't disagree Ken, but without photos we are unable to review an individual's architectural review and moving on because that was certainly enough about that topic.

Good news about Augustana.

I believe Encore should also be going into site prep soon, unless they have also delayed for some reason, but I believe sales were good so I can't see why that would be the case.

Given the article of late, their lawsuits and other issues, I wonder if it will be delayed more. Hopefully not for it is gorgeous and a very important lot to fill.

What has been presented vs. what was proposed is certainly a greater disconnect than a simple VE exercise. What was sold to the community was a solid B+ aesthetically, the product there now, I doubt would even garner a C- from the critics here anyways

For everyone's benefit I'll take a photo next time I am over that way and post it alongside the renders that were used to illustrate what the building was to look like, and on which community support was garnered and the original DP was issued

Augustana going to be rentals? Seems like the amount of rentals going up is pretty high. And in those renders, is that stucco on the long balconies?? Really hope I am seeing things and will change to full glass.

Rental yes. Lots going up, but we certainly need new rental product in this city... even with the condo ghost rental stuff.

Also, congrats to all of this year's Avenue Top 40 and 40. The event last night was quite inspiring as usual.

Encore may delay due to the fact they aren't freakin done with Ultima. Really hate the way Westrich is completing this project, having tenants move in so early and so many floors still unfinished. I strolled up to the 32nd couple weeks ago and is still all concrete. The elevators are a nightmare in the morning and at lunch. Hallway on my floor still not fully finished, and deficiencies in our unit were supposed to be looked at in September and still haven't heard any word. All in all lots of BS and pretty annoying, can't wait till they are out of here.

On that note, I have heard Richie Lam say Encore may start some time December or later this winter, but the way he said it seemed like there is no real timeline.

^Heard that crews have started with deficiencies in Ultima starting on floor 4, they're up to 6 or 7 now.

Great to see Augustana *hopefully* go ahead.
