It will be infinitely more appealing, sure - but that still doesn't diminish the fact that it's not very appealing right now.

"hubs" like this are a dime a dozen. There is nothing that makes the GTH more appealing than the well-established logistics hubs like Chicago, Houston, Memphis, Atlanta, Toronto, or Monterrey, Mexico. I can't find a single reference to the GTH as an up & comer in the supply chain/logistics world (I see Seattle, Philly, the Bajio region of Mexico mentioned in this manner... but never the Canadian prairies... let alone the GTH itself).

I've also discussed the GTH with people who've participated in meetings with the GTH Authority. Given the ambitions the government has for this development, the strategic plan & operations are exceptionally amateurish. We don't have a fraction of the requisite logistics labour force here - and the GTH Authority has never seriously factored this into their plan... they always viewed it as an externality (I don't think the GTH's strategic thinking was helped by the fact it reported to the Highways Ministry for much of its infancy. The GTH isn't a transportation play, IMO placing it in Highways harmed long-term thinking).

Not to mention, at the peak of Sask's boom, an expensive labour pool with high turnover isn't exactly appealing to an potential GTH tenant... especially when established North American hubs have trained labour pools available at much lower wages than Sask did (due to our labour shortage at the time, and the US's slumping economy at the time).

The downturn in the economy may assist the GTH to a degree (by freeing up labour), but the flip side of that is that potential tenants aren't typically looking to expand/sink big money into projects like a logisitics centre.

I really view the GTH as a Field of Dreams - I believe that the government & the GTH Authority convinced themselves that if they built it, tenants would come... this hasn't materialized. Maybe the Bypass will change all of that - I doubt it, though.

The provincial government and its highways ministry is reporting that the multi-year Regina bypass project now has 22 local Saskatchewan businesses working on it, and that it expects that number to increase.

"Since construction began this summer, approximately 450,000 cubic metres of earth have been moved for the project," said Highways and Infrastructure Minister Nancy Heppner. She equated that measurement with approximately one-third of what was moved for Wascana Lake's big dig.

"The Regina Bypass will improve safety and create jobs for Regina and area people during and after construction," she said.

No not according to the site plan. One of the buildings is up against Broad. I think the image is reversed. The parking lot borders 5th and Hamilton as well as the Imperial School site.

I suspect the public will be upset over the height, but getting retail, affordable housing, and long term care facilities all on one site is a big win.

I would suspect so, yep. There was opposition to the height/massing of the rental building on the block to the north a few years ago. Imagine it will face similar opposition.

Save-On-Foods would be amazing as the grocery store in the rail yards development, which would then help spur more residential development in the warehouse district and downtown once the pedestrian bridge is built across the tracks.

This is the render of the newly built Save On at Heritage south in Calgary. The development when I saw it was two residential towers (shows another in the middle however), grocery store and retail with parking below. I can see something like this for the rail yards.

The Planning Dept. only had a few somewhat negative responses - mostly on height and parking. No one was completely opposed.

Will Save On be carrying a difference selection of goods than say, Sobeys or Superstore? What is their specialty?
