Eh. I somehow doubt they would close off Memorial Drive. Although it might still be possible to squeeze everything in regardless.

If they closed every street in that zone except Memorial, it would provide space for a few small fields on either side. Plus, the over head signs on Memorial could read "Welcome to Panthersville"

They should buy the land with the smoke stack north of MLK as well (if they already haven't), and that entire area would be a GSU sports destination.

They're on the 3rd floor of 77 and 12th, looks like things are picking up. It now looks much bigger than I first thought it would be.

According to Sheila Poole in the AJC, Georgia State is expanding in downtown.

GSU plans to buy Atlanta Life building, expands urban footprint

Georgia State University plans to buy the Atlanta Life Financial Group building, a move that could add vitality to the endangered Sweet Auburn Historic District and allow the university to expand its urban footprint.

Cool looking building--far better than average in Atlanta for an apartment, I would say.

Finally, a modern apartment complex!!!

I wish you could show the rendering of the complex on this site. Midtown could use buildings like this. This is such a modern and urban look.

It looks like the plans of Novare's planned 100 6th Street have been modified to provided ground floor uses in the parking deck. This according to Midtown Patch.

They added one space on Juniper and took out pocket park. That's all fine and dandy, but if we pass this thing in July is it possible to rewrite code to lower minimum and maximum limits so that Midtown doesn't become a sea of parking garages/pedestals?

Half these things are half empty as it is. Maybe heavily reduce residential parking and increase retail parking? Midtown's becoming the hub of new office development and high rise living, and retail is picking up. I'd say after this year, and especially if we pass the TIA, we've turned a corner and can start looking towards Seattle and Chicago for cues on urban design.

With Skyhouse opening soon we'll see how the demand for rentals is and how many of those parking spaces get used. Hopefully lease-up is quick and many residents go car free so we can set a precedent/cue for new development.

As the person who partially authorized SPI 16, the answer is yes. You can do a few things:

1. Mandate liner spaces at all levels, not just the first. I've done this in several new codes I've written.

2. Improve the standards for ground floor space - minimum floors heights, etc.

3. Mandate unbundled parking, meaning that all residential parking must, by law, be park-for-hire/purchase that each residents can optionally rent or not take. This has lowered effective parking in cities that have used it.

4. Eliminate parking requirements and let the market decide what is really necessary.

There are several other things that could be done too, but I think these are the big three. Other options, like mandating underground parking or the Metropolis model would stop all new development in Midtown.

Thanks for taking the time to improve Midtown, Terminus.

As someone who works for a developer on the asset management side, I do see all sides pretty well. That is why I am hoping that Novare's Skyhouse literally sends a signal that parking demand for residential is not what it once was and that new developments can be built without that level of parking (at least in Midtown around the 3 MARTA stations).

I also live in one of the taller buildings in Midtown with a parking pedestal, and it is probably 50% empty (the building is full). Having been in other garages in Midtown, I see a lot of empty spaces every time I visit. Metropolis would benefit from more retail parking. I haven't seen Metropolis residential parking to know whether or not it is generally full, but other Novare developments seem to have decently empty garages. Also your renter is more likely not to have a car than your typical condo owner. They are renting for a reason - i.e. young, live near work, urban minded, maybe no money for both a car and a place to live, etc.
