In the long term plans years ago for some kind of interchange, I imagine with Pembina/Donald running under Osborne. I imagine it's long gone from City road planning.

I think it was the opposite plan, Osborne under. Either way I think in the "short term" time frame of winnipeg road constructions timelines, there is supposed to be a study to determine what the rehab of the Osborne underpass might be. Which potentially could look at the whole confusion corner thing but that's just me guessing at this point. I don't think the city actually has any plan except for future widening setback requirements of Osborne.

It looks like the variances for 269 River Ave were approved internally (without a public hearing). Here are some details for the project:

The applicant is proposing a 147-unit residential development.
o 60 of the 147 dwelling units (41%) will be deeply affordable units
• The new building will be seven (7) storeys in height and have an L-shaped building configuration.
• Access will be from an approach on River Avenue.
• The applicant notes that amenities include:
o a two-storey lobby with seating
o a main floor fitness centre
o a majority of the dwelling units will have either a balcony or Juliet balcony, with select units offered generous terraces.
o indoor secure bicycle parking spaces
o secure outdoor spaces for tenants and guests such as a gathering area as well as a seating area overlooking the Assiniboine River.
• The development proposal will include 79 parking spaces, 23 will be enclosed and heated, with 11 covered parking spaces, and 45 surface parking spaces.

It looks like 51 Roslyn Road will be starting construction soon. A tree has been cut down and construction fencing was being put up this morning.

Steel girders and sewer pipes being delivered at 51 Roslyn Road this morning. Also saw cages being delivered for water and sewer installation. The project is definitely moving into construction this summer.

A fourplex has been approved for 363 Wardlaw Ave (old house that was attached to E-Mart Groceries that partially burned down) at the corner of Wardlaw Ave and Scott St.

Looks like a good development, huge improvement over what's there now. would be nice if they demolished the E-Mart too and put in a CRU on that corner since it's zoned C1
